About roof surveys in Essex

Across London and the South East, roofs differ widely. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, while many post-war homes have concrete interlocking tiles. We adapt the survey to the roof in front of us. Some older homes have clay tiles, and many have a flat-roofed extension as well. Every part gets the attention it needs. We’re frequently asked to look into leaning or weathered chimney stacks and lifted, split or missing lead flashings, on clay and concrete tiles, the roof space and natural slate.

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. You’re welcome to ask questions while we’re there.

  1. You get in touch with the address and anything you’ve noticed.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. Every part of the roof is checked and photographed.
  5. We email a report with photos and recommendations.

Around Colchester

Typical jobs here are in homes near Church of St Peter, Bull Meadow and The Bay And Say Public House and the streets around them. Other local landmarks include Colchester Sixth Form College (under half a mile north-west) and St John's Green Primary School (less than half a mile south). There is a railway station in Colchester itself: Colchester Town station. Nearby you’ll also find Lion Walk (under half a mile south-east) and Essex County Hospital (less than half a mile south-west). The countryside around Colchester includes Westhouse Wood.

Homes and roofs across Essex

In Essex, our roof surveys work takes in owners, landlords and managing agents, from Colchester, Chelmsford and Basildon to the quieter places in between. Every report comes with photos and written recommendations.

We survey roofs across London and the South East, and Essex is part of that. London and the South East have homes from every era, from period terraces to post-war new towns and new estates. Parts of Essex are on or near the coast, where roofs face more wind and more salt in the air than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Colchester: If you look after a shop, office or commercial unit, for example near Lion Walk, knowing the roof’s condition lets you budget for work rather than pay for emergencies. The streets around a church like Church of St Peter are often among the oldest in a place, and if you own one of the older houses nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

Why act early?

By the time water marks a ceiling, it’s often been getting in for a while. Insulation, plaster and timber can all be damp before you see a stain. From inside the roof space, we can often spot it sooner.

Before you book any surveyor

  • When you’ll get the report
  • What the report includes, and whether it has photos
  • Which parts of the roof they’ll actually see
  • What follow-up you get after the report

What affects the price in Essex

Not every roof costs the same to survey, and it comes down to:

  • How tall the building is and how easy the roof is to see
  • The package you choose: Basic, Standard or Premium
  • The type of building, from a house to a block or an office
  • Roof area

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.

Helping us price your survey

You do not need to know any roofing terms. Just tell us:

  • The kind of building and roof involved
  • What made you get in touch
  • Pictures from the garden or a window, if you have them
  • Access details, such as a loft hatch or a shared roof

Booking is simple: just call 07833 053749 or send us an email and give us a few details about the property and we will explain which survey suits. We confirm the price before anything is booked.

What a survey doesn’t cover

To be straight with you, a roof survey has limits:

  • What’s under the slates, tiles or felt
  • How the roof will behave in every kind of weather
  • Whether the roof structure meets design loads

Landlord and commercial surveys in Essex

Landlords and letting agents in Essex book surveys as well as householders. The report gives you a dated record of the roof, with photographs.

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Why roofs fail

Chimneys stand exposed above the roof. Pointing erodes, flaunching cracks and pots work loose. Water that gets into a stack can show up as damp in the rooms below.

A survey makes sense if you’ve noticed:

  • Valley linings that have cracked or split
  • Gaps in the roof where coverings have gone
  • Flashings that have come away from the wall
  • Condensation or damp timbers in the loft

FAQs for Essex

Can you inspect my roof with a drone?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We’re a CAA-registered drone operator.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are often shared, so we need permission from whoever owns or manages the building. We can only inspect what we are given access to.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access when booking.

What’s the best way to book?

Simply call 07833 053749 or drop us an email. We’ll ask a few questions, confirm the price and agree a date.

Can you check whether my roof contains asbestos?

No. Asbestos testing is not part of our service. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.

Will you climb onto the roof?

Only where it’s safe to do so. We also inspect from ground level, from windows and vantage points, and from the loft. On Premium, a drone is used where applicable.

What insurance do you have?

We hold professional indemnity and public liability insurance.
