Different roofs, different checks

Natural slate

Slate is one of the most durable roof coverings, but its nails often corrode first. Slipped, cracked and missing slates are all noted, and for clips that show past repairs.

Clay plain and peg tiles

Where tiles hang on walls or dormers, we look at them too. Gaps in tile-hanging let water reach the wall behind.

Roof surveys for homes and businesses in The Green

Everything we check, we check safely: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. The Premium Survey adds thermal imaging and, where it applies, a drone, which helps with tall or steep roofs. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. If you’ve noticed leaning or weathered chimney stacks and water stains on rafters and ceiling joists, a survey will tell you what’s going on, whatever the roof.

Older buildings in small places like The Green may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Roof surveys in The Green: local notes

Older buildings in Essex often have clay tiles and weatherboarding, while many towns grew with post-war and newer estates. Whichever you have, the details that tend to fail before the covering itself get the closest look. If your home is older, it is worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

Take an older house close to St Barnabas: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you own a rental within reach of Cressing station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you look after a building such as Cressing Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Your questions about roof surveys in The Green

Do you cover smaller places like The Green?

We do. A small place gets exactly the same survey as a big one.

Is my home in The Green listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

What’s covered in a roof inspection?

All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.

Why act early in The Green

Valley gutters and parapet gutters are out of sight until they overflow. When they do, water comes straight into the house. A survey checks them while they’re still dry. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

Why us?

  • More than 5,000 surveys completed
  • Packages from £150, inc. VAT
  • Drone and thermal imaging surveys available
  • Professional indemnity and public liability insurance

What we do, step by step

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit usually takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Cottages and farmhouses around The Green often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there’s safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Advice

What we can’t see

Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:

  • Confirmation of asbestos in soffits or cement sheets
  • Defects hidden under coverings or inside walls without opening up
  • Structural calculations (that’s a structural engineer’s job)

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer before you book. The full list of what we check.

What we look at

  • Flat roofs
  • Chimney stacks
  • Ridges, hips and valleys
  • Lead flashings
  • Natural slate
  • Clay and concrete tiles
  • The roof space

Before and after the survey

You do not need to be a roofer to help. Here’s what helps most:

  • Clear the loft hatch area before we arrive
  • Mention any damp patches as you book
  • Hold on to the report for future surveys
  • Gather any paperwork for past roof work

With the Standard Survey you get a follow-up consultation, while Premium includes a consultation in person. You can ask us about anything that isn’t clear.

Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Compare each report with the last.

What affects the cost of roof surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Whether you choose the Basic, Standard or Premium Survey
  • How many separate roofs there are, such as extensions, dormers and garages
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The height of the building and how the roof can be seen safely

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we will tell you which fits.

Helping us price your survey

Before you get in touch, it’s useful to have:

  • The property’s address and postcode
  • Where any leaks, stains or damp patches show inside
  • What’s prompted the survey
  • The type of building and roof, such as pitched or flat

If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or use the contact form when you’re ready.
