Roofs, chimneys and gutters in Tye Green

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, alongside a good many post-war and newer estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Landlords with a home close to Cressing station may find that a dated record of the roof is useful when planning maintenance across a let. For site and facilities teams at buildings such as Cressing Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Roof surveys for homes and businesses in Tye Green

We inspect whatever is safely visible: from ground level, from windows, from the roof space and from the roof where conditions allow. The Premium Survey adds thermal imaging and, where applicable, a drone, for roofs that are hard to see well. You don’t need to do anything except give us access. Each defect we find is photographed and explained. Common reasons to book are standing water on a flat roof and lifted, split or missing lead flashings, on flat roofs, natural slate and the roof space.

Older buildings in small places like Tye Green may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

What affects the cost of roof surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Height and safe access
  • Extensions, dormers and garages with roofs of their own
  • The type of building, from a house to a block or an office
  • Whether you choose the Basic, Standard or Premium Survey

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Helping us price your survey

Getting the details right at the start saves time. Please include:

  • Access details, such as a loft hatch or a shared roof
  • Where the property is, with the postcode
  • Where water is showing inside, if it is
  • Any deadline, like an exchange date

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, phone 07833 053749 or use the contact form with the address and the days you’d prefer.

What we look for on each type of roof

Clay plain and peg tiles

Clay tiles are common on older South East homes, and some have Kent peg tiles held by pegs. Rotten pegs and battens let tiles move, leaving gaps along the courses.

Natural slate

From the loft, we check the underside of a slate roof. There may be old felt underlay, or none at all on very old roofs, and we note its condition.

Questions from Tye Green

Is my home in Tye Green listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

I let a flat near Cressing station. Can you check the roof?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or use the contact form with the address and what you need.

Can you tell me how long my roof will last?

We don’t give a number of years. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.

Can you check whether my roof contains asbestos?

No. Asbestos testing isn’t part of our service. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.

How do I arrange a roof survey in Tye Green?

To arrange a survey, phone 07833 053749 or use the contact form and let us know the address and what you’d like to know. We will confirm the price and find a day that suits.

Which days do you carry out surveys?

We carry out surveys on any day of the week. To arrange a date, ring 07833 053749 or send us an email.

Does the weather affect the survey?

Light rain is usually fine; heavy rain and wind are different. In strong wind or a downpour, a drone can’t fly and access may not be safe, so we’d move the date with you.

Should I look at the roof myself first?

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What we’re asked to look at in Tye Green

Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Over time lead flashings split, lift or work loose, and mortar fillets crack. Lead is also a target for theft.

Problems we come across frequently include:

  • Ponding, splits or blisters on flat roofs
  • Valley linings that have cracked or split
  • Loose ridge or hip tiles
  • Water stains on rafters and ceiling joists

If yours is one of the older homes in the streets near St Barnabas, its chimney, valleys and lead work are likely to be the parts that need attention first.

Before you book anyone

  • How long they’ve been surveying roofs
  • Which parts of the roof they’ll actually see
  • What they will not be able to tell you
  • Whether the loft space is looked at, where there is one

Why act early in Tye Green

The survey, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Somewhere like Tye Green needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.

  1. You let us know about the property and any concerns.
  2. A visit is booked for a weekday or a weekend.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. You receive a written report with photos and recommendations.

How to prepare

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Point out any leaks or damp patches
  • Have any questions written down, so nothing gets missed
