How a roof survey works in CM77
There’s no single reason to have a roof surveyed. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. Whatever the reason, the survey works the same way: we inspect carefully and explain what we see in writing. We survey on weekdays and at weekends, so finding a time is rarely difficult. We survey natural slate, clay and concrete tiles and the roof space, and the problems we’re asked to look at most are leaking gutter joints and downpipes and lifted, split or missing lead flashings.
Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes about one to two hours at most homes, and longer for a large or complex roof.
- You get in touch with the address and anything you’ve noticed.
- We arrange a day that suits you, including weekends.
- We check the roof from every safe vantage point, inside and out.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- You receive a written report with photos and recommendations.

Homes and roofs across CM77
From Braintree, Great Notley and Tye Green to its smaller places, buildings across CM77 have roofs of every age. Chimneys, valleys, flashings and gutters are normally where the work is.
We survey roofs across London and the South East, and CM77 is part of that. London and the South East have homes from every era, from period terraces to post-war new towns and new estates.
Great Notley: If your home is one of the older ones in the streets near The Church in Great Notley, its roof may have old fixings, lead flashings and chimneys that need a closer look. Anyone responsible for a site like White Court School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Signs you need a roof survey
What’s under the slates or tiles is as important as the coverings themselves. Breathable roofing membranes came into use in the UK in the late 1990s, so older roofs frequently have bitumen felt, and very old ones may have none. Felt that has torn or perished stops doing its job.
People usually book a survey when they’ve noticed one of these:
- Gutters that overflow in heavy rain
- Lifted, split or missing lead flashings
- Slipped, cracked or missing slates and tiles
- Crumbling chimney pointing or cracked flaunching
Useful tips for CM77 property owners
A little preparation and a few simple habits help. Some pointers:
- Take photos of any leaks as they happen
- Do not climb onto the roof yourself
- Find records of any re-roofing or repairs
- Ask about a flat roof on an extension or garage too
Where it helps, we say which items are urgent. Some faults need dealing with soon, while others can wait for planned work. It makes the next steps much clearer.
Every so often, look in the roof space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.
Landlords, agents and block managers in CM77
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.
Can I check my roof myself?
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.
What a survey doesn’t cover
Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:
- The condition of the rest of the building (that is a RICS home survey)
- Whether the roof structure meets design loads
- Asbestos testing of any kind
Questions from CM77
How much does a roof survey cost in CM77?
Prices start from £150, including VAT. The final figure depends on the roof and the package you choose.
How do I book a survey in CM77?
Simply ring 07833 053749 or send us an email. We will ask a few questions, confirm the price and agree a date, weekday or weekend.
Will you fly a drone over my roof?
Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.
Which days do you carry out surveys?
We carry out surveys on any day of the week. To arrange a date, phone 07833 053749 or drop us an email.
When will the report arrive?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.
Does a roof survey replace a structural engineer?
No. If we see signs that need an engineer, like serious sagging, we will say so. We don’t provide structural calculations.
Do you test for asbestos?
No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.
