Questions from Braintree

Is my home in Braintree listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you cover Braintree?

Yes, Braintree is one of the places we work. The survey and report are the same in Braintree as anywhere else.

Does a roof survey replace a structural engineer?

No. Where we see something that needs a structural engineer, the report says so. We do not provide structural calculations.

What does a roof survey cost?

Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Do you test for asbestos?

No. We don’t carry out asbestos surveys or testing. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.

When will the report arrive?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photos.

About our roof survey in Braintree

Our roof surveys cover Braintree and the wider South East. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance, and bring 20+ years’ experience. Each survey ends with a written report, emailed with photographs and recommendations. Houses, flats and commercial buildings all follow the same careful process. When you are ready to book, call 07833 053749 or send us an email. If you’ve noticed gaps in the roof where coverings have gone and cracked mortar along the ridge, a survey will tell you what’s going on, on flat roofs, ridges, hips and valleys and natural slate alike.

A place the size of Braintree has roofs of every age and type, with slate on older terraces, tiles on later houses and flat roofs on extensions, flats and shops. Each fails in its own way: slipped slates, cracked tiles, worn ridges, loose flashings, tired chimney stacks or blocked gutters. The roof type shapes what gets checked.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Why it is worth a survey now in Braintree

Roof faults rarely stay the same size. One slipped slate lets water reach the battens and underlay, and damp timber slowly weakens. Finding it early keeps the work smaller. In commercial buildings and blocks around Braintree, water through the roof costs more than the repair itself. Planned work is far easier to manage than an emergency.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Roof survey starts from £150, including VAT.

Braintree homes and their roofs

An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

What a roof survey doesn’t cover

A survey is a careful look at the roof, but it can’t do everything. The main limits are:

  • Confirmation of asbestos in soffits or cement sheets
  • Faults hidden behind ceilings or boarding
  • Structural calculations (that’s a structural engineer’s job)

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer. What a survey covers and does not.

What we look at

  • The roof space
  • Chimney stacks
  • Natural slate
  • Ridges, hips and valleys
  • Clay and concrete tiles
  • Lead flashings
  • Flat roofs

What affects the price in Braintree

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • The use of thermal imaging or a drone
  • The number of roofs, including extensions and garages
  • How big the roof is
  • Height and safe access

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you need to know.

Booking your survey

You do not need to know any roofing terms. It is enough to let us know:

  • Pictures from the garden or a window, if you have them
  • The style of property, from a terrace to a block
  • When you need the report by
  • How the loft is reached, if there is one

Most bookings start with a short call: ring 07833 053749 or use the contact form, and we’ll ask about the building and what you need. You will have a price before anything is arranged.

What we do, step by step

We work from the outside in: outside views come first, then the loft space if there’s safe access. In total, it takes about one to two hours at a typical home, and longer for a large or complex roof. If the property is near the centre of Braintree, let us know about car parks or permit rules nearby. Inside, the loft and any room with a stain are the places we will want to see. Outside, the roof is viewed from every point that’s safe.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Getting ready for the survey

  • Make sure we can get to the back of the property
  • Make a note of anything you’d like us to look at
  • Note where any stains or damp appear

Booking a survey

When you are ready to go ahead, ring 07833 053749 or send us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day.

Surveys for landlords and agents in Braintree

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Letting agents frequently book on a landlord’s behalf, and the report can go to both. Access is agreed with the tenant ahead of time.

What we are asked to look at in Braintree

Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Lead can crack, lift or slip with age, and mortar fillets crack away from the wall. Lead is also a target for theft.

Look out for signs like these:

  • Ponding, splits or blisters on flat roofs
  • Gaps in the roof where coverings have gone
  • Gutters that overflow in heavy rain
  • Worn lead at chimneys and abutments

Anyone responsible for a site like Great Bradfords Infant and Nursery School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Questions to ask before you book

  • When you will get the report
  • What the survey will not cover
  • What exactly goes into their report
  • Whether they hold professional indemnity and public liability insurance
