Roof surveys across CO9: what to expect

Roofs vary a lot across London and the South East. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Every part gets the attention it needs. We survey natural slate, ridges, hips and valleys and flat roofs, and people most often book us about cracked or blistered flat roof coverings and lifted, split or missing lead flashings.

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely. The survey usually takes about one to two hours for most homes, depending on how many separate roofs there are.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

How our prices work

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

Roof surveys across CO9: local notes

From Braintree, Halstead and Sible Hedingham to smaller places, people across CO9 use a roof survey to plan ahead. A report helps you sort small faults before they let water in.

Autumn and winter storms across the South East find any loose slate, tile or ridge. In CO9, as elsewhere, exposed details are where damage shows first.

Halstead: Anyone responsible for a site like Richard De Clare Community Academy will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. With Hedingham Castle about 3.8 miles north-west, the area around Halstead has a long history. Older homes in the area may have roofs that need matching materials when work is done.

How we price roof surveys

Prices vary from roof to roof, for these reasons:

  • If the survey needs thermal imaging or a drone
  • The number of roofs, including extensions and garages
  • The size of the roof
  • The shape of the roof and its details

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.

Helping us price your survey

If you can, have these to hand when you get in touch:

  • Your postcode, so we can check access and travel
  • The style of property, from a terrace to a block
  • Where water is showing inside, if it is
  • The reason for the survey, such as buying, a leak or storm damage

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or email us.

Practical tips

Here are a few things we’d tell any owner, before and after a survey:

  • Move stored items away from the loft hatch
  • Mention any flat roofs as well as the main roof
  • Look for debris in the garden after high winds
  • Keep the report with your property records

With the Standard Survey you get a follow-up consultation, and the Premium Survey includes an in-person consultation. It is a chance to ask questions about anything in the report.

Look at your roof from ground level after strong winds. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.

What we’re asked to look at in CO9

The underlay under the coverings matters too. Breathable roofing membranes came into use in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Torn or sagging felt lets water through.

Typical things we’re asked to look at include:

  • Crumbling chimney pointing or cracked flaunching
  • Flashings that have come away from the wall
  • Condensation or damp timbers in the loft
  • Worn or blocked valleys

When you need someone else

It’s useful to know what a survey won’t do before you book:

  • Defects hidden under coverings or inside walls without opening up
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Structural calculations (that is a structural engineer’s job)

What you can safely check yourself

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Your questions about roof surveys in CO9

What’s covered in a roof inspection?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it is safe. The report includes photos and recommendations.

How long does the visit take?

On site, it normally takes about one to two hours for most homes, depending on how many separate roofs there are. Report times depend on the package.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Can you check whether my roof contains asbestos?

No. Asbestos testing is not part of our service. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.

Can you survey a shared roof?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Does a roof survey replace a structural engineer?

No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It does not include structural calculations, which need an engineer.

How long have you been surveying roofs?

We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs.
