About our roof survey in Craig's End

Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. We check them as well as the main pitched roof, including signs of standing water, splits and tired upstands. A flat roof usually wears out sooner than a pitched one, so they deserve a proper look. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. We survey flat roofs, the roof space and clay and concrete tiles, and common reasons people get in touch are leaning or weathered chimney stacks and water stains on rafters and ceiling joists.

Older buildings in small places like Craig's End may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

We keep jargon out of it: if work is needed, the report says so clearly.

Before and after the survey

Small things make a difference. Our tips:

  • Mention any flat roofs as well as the main roof
  • Gather any paperwork for past roof work
  • Stay off ladders and the roof
  • Take photos of any leaks as they happen

Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. You can ask us about anything that is not clear.

Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.

Roofs, chimneys and gutters in Craig's End

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. With Hedingham Castle about 4.6 miles east, Craig's End sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

Why act early in Craig's End

Leaks rarely show up right away. Damp spreads through insulation and timber before anything shows below. A survey can pick up the early signs from the loft. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

To find out what your survey will cost, phone 07833 053749 or use the contact form with the address and some details. We will confirm the figure before booking.

Roof by roof

Concrete interlocking tiles

On low-pitched roofs, the laps and fixings of interlocking tiles matter. Lifted or cracked tiles are noted, particularly at the verges and ridge.

Chimney stacks

We check the pots, flaunching, pointing and flashings of each stack. Leaning stacks and loose pots are recorded.

When to book a survey in Craig's End

The coverings are rarely the first thing to fail. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, battens and pegs can rot.

Things that often lead to a survey include:

  • Cracked or blistered flat roof coverings
  • Ridge tiles that have lifted or moved
  • Water stains on rafters and ceiling joists
  • Gutters that overflow in heavy rain

If your house is among the older ones in the streets near Parish Church of St Peter and St Thomas, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

  • Whether the loft space is looked at, where there is one
  • Are they insured for the work?
  • How soon the report will arrive

What to expect from a roof survey

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • A structural engineer’s report
  • A full building survey of the property

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you before booking. What our survey covers.

Roof types and parts we check

  • The roof space
  • Lead flashings
  • Flat roofs
  • Chimney stacks
  • Natural slate
  • Ridges, hips and valleys
  • Clay and concrete tiles

How the survey works

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit normally takes between one and two hours for a house, with bigger or more complicated roofs taking longer. In a hamlet or village like Craig's End, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. We check the roof from each safe vantage point outside.
  4. Inside, we check the roof space where there’s safe access.
  5. We email a written report with photographs and recommendations.

Preparing for the visit

  • Buyers: confirm access with the estate agent or seller
  • Clear the way to the loft hatch
  • Mention any parking restrictions on your street

Common questions in Craig's End

Do you cover Craig's End?

Yes, Craig's End is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Will you come out to Craig's End?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you test for asbestos?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and a specialist asbestos surveyor should check them.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Can you inspect a terraced or semi-detached roof?

Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Tell us about it as you book and we’ll plan the survey around it.
