How the survey works

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe viewpoint, take photos as we go and make notes for the report. Most visits take about 1–2 hours for most homes, depending on how many separate roofs there are. Around Birdbrook, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. You tell us about the property and any concerns.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. We email a report with photographs and recommendations.

Preparing for the visit

  • Have any paperwork from past roof work to hand
  • Keep pets in another room
  • Agree roof access with the managing agent if it’s shared

Advice

Roof surveys for homes and businesses in Birdbrook

We survey roofs in Birdbrook and across London and South East England. Visits run on weekdays, Saturdays and Sundays. We’re insured for professional indemnity and public liability, and bring 20+ years’ experience. Each survey ends with a written report, emailed with photographs and recommendations. Whether it is a house, a flat or a commercial building, the process is the same. To arrange a survey, call 07833 053749 or email us. We’re often asked to look into standing water on a flat roof and gutters that overflow in heavy rain, across flat roofs, natural slate and ridges, hips and valleys.

Older buildings in small places like Birdbrook may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Rented homes, blocks and businesses

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, phone 07833 053749 or send us an email.

Should I look at the roof myself first?

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

Do you need a roof survey in Birdbrook?

Not every roof problem comes from outside. A badly ventilated loft collects condensation, wetting timbers and insulation. It can look like a leak.

A survey can pick up problems such as:

  • Torn or sagging underlay
  • Gutters that overflow in heavy rain
  • Ridge tiles that have lifted or moved
  • Lifted, split or missing lead flashings

For any home in Birdbrook, it’s the small, early fault that is cheapest to put right.

Questions to ask before you book

Common questions in Birdbrook

Do you cover Birdbrook?

Yes. Our area covers London and South East England, and Birdbrook is part of that. Just phone 07833 053749 or email us and tell us about the property.

Does a conservation area affect roof work in Birdbrook?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance.

Does a roof survey replace a structural engineer?

No. If we see signs that need an engineer, such as serious sagging, we will say so. Our survey isn’t a structural engineer’s report.

How soon is the report ready?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photos.

How long does the visit take?

Allow about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We’ll confirm what to expect when we arrange the visit.

Can you look at a roof that’s joined to next door?

Yes. We inspect what the owner gives us access to. If a problem seems to come from next door, we’ll say so.

What a roof survey doesn’t cover

Without opening up the roof, some things stay hidden, and that sets some limits:

  • The condition of the rest of the building (that’s a RICS home survey)
  • What’s under the slates, tiles or felt
  • How the roof will behave in every kind of weather

If in doubt, phone 07833 053749 or email us and we will recommend the right survey. The full list of what we check.

What we check

  • Flat roofs
  • Ridges, hips and valleys
  • Chimney stacks
  • Clay and concrete tiles
  • The roof space
  • Lead flashings
  • Natural slate

Birdbrook homes and their roofs

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, while many towns grew with post-war and newer estates. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

The streets around a church such as Parish Church of St Augustine are often among the oldest in a place, and if your home is one of the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Tips that help

These tips come from what we see on roofs every week:

  • Gather any paperwork for past roof work
  • File the report with your home documents
  • Photograph stains when they appear
  • Stay off ladders and the roof

Keep the report with your property records. It gives you something to compare against later, and buyers may ask about the roof when you sell.

Don’t block the vents at the eaves. A stuffy loft collects condensation, and it can wet timbers and insulation. Make sure insulation does not block the airflow at the eaves.
