Why act early in Great Dunmow

Planned work is less stressful than an emergency. A survey lets you deal with things in order of urgency, rather than calling someone out after a storm. Around Great Dunmow, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.

Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

How a roof survey works in Great Dunmow

There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, including VAT. Basic is a visual inspection with photos and written recommendations. The higher packages add more checks, like moisture detection, a structural check, thermal imaging and a drone where it applies. Every package includes a written report. We survey natural slate, flat roofs and clay and concrete tiles, and the problems we are asked to look at most are worn lead at chimneys and abutments and worn or blocked valleys.

Trees around homes in smaller places like Great Dunmow drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. It’s the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

How the survey works

Once we’ve finished looking, we write up our findings in a report with photos. On timing, most surveys take about one to two hours on an ordinary house, with bigger or more complicated roofs taking longer. Homes around Great Dunmow often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. The loft, where there is safe access, completes the picture.

  1. You get in touch with the address and anything you’ve noticed.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
  4. Every part of the roof is checked and photographed.
  5. We email a photo-illustrated written report and recommendations.

Common questions in Great Dunmow

I let a flat near Stansted Airport station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or drop us an email with the address and what you need.

Will you come out to Great Dunmow?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How long does the visit take?

On site, it typically takes an hour or two for a house, and longer for a large or complex roof. Report times depend on the package.

When will the report arrive?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photographs.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when you book.

Do you carry out asbestos surveys?

No. Asbestos testing is not part of our service. If we see materials that could contain asbestos, like cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first. Mention it when you get in touch and we’ll explain what’s needed.

Useful tips for Great Dunmow property owners

A little preparation and a few simple habits help. Our tips:

  • Look for debris in the garden after high winds
  • Mention any damp patches as you book
  • Keep the report with your property records
  • Have details of recent roof work to hand

With the Standard Survey you get a follow-up consultation, and the Premium Survey includes an in-person consultation. It’s a chance to ask questions about anything in the report.

Have the roof surveyed every few years, and after major storms. Routine surveys pick up wear before it leaks. Each report gives a record to compare against.

DIY checks: what’s safe

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.

What a roof survey looks like in Great Dunmow

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, and lots of post-war and modern estates besides. Knowing the covering helps explain which parts of a roof are likely to need work first.

Anyone responsible for a site like Dunmow St Mary's Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. If you own a rental within reach of Stansted Airport station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you own one of the older houses in the streets near Parish Church of St Mary the Virgin, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Landlord and commercial surveys in Great Dunmow

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.

How the survey changes by roof type

Natural slate

Many Victorian and Edwardian houses have slate roofs. Where several slates have slipped, the cause is often nail fatigue, which we describe in the report.

Concrete interlocking tiles

Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but their surfaces weather over the years.
