Roof surveys for homes and businesses in High Easter

There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, inc. VAT. The Basic Survey gives a visual inspection, photographs and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Each one comes with a written report. Typical surveys look at valley linings that have cracked or split and torn or sagging underlay, on ridges, hips and valleys, clay and concrete tiles and the roof space.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The report works through the roof section by section, from the coverings down to the gutters. You will see the good as well as the bad.

What this survey cannot tell you

Before you book, it’s worth knowing what a survey won’t do:

  • How the roof will behave in every kind of weather
  • What’s under the slates, tiles or felt
  • A structural engineer’s report

If you are not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer. What our survey covers.

What this survey covers

  • Ridges, hips and valleys
  • Flat roofs
  • Natural slate
  • Lead flashings
  • Chimney stacks
  • Clay and concrete tiles
  • The roof space

Do you need a roof survey in High Easter?

Blocked gutters cause a surprising amount of damage. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Valley and parapet gutters can overflow inside the building, particularly near trees.

These are some of the problems a survey can pick up:

  • Slipped, cracked or missing slates and tiles
  • Valley linings that have cracked or split
  • Standing water on a flat roof
  • Water stains on rafters and ceiling joists

Around High Easter, as everywhere, small roof faults are simplest to sort before they let water in.

Choosing a roof surveyor

  • How soon the report will arrive
  • What the report includes, and whether it has photos
  • What follow-up you get after the report
  • Whether the loft is part of the inspection

What’s in a roof survey

How the survey works

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes about one to two hours for a house, or half a day or so for a commercial building. In a hamlet or village like High Easter, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You let us know about the property and any concerns.
  2. A visit is booked for a weekday or a weekend.
  3. The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
  4. Every part of the roof is checked and photographed.
  5. We email a written report with photographs and recommendations.

Before the survey

  • Make sure the loft hatch can be reached
  • Show us where any leaks or stains appear
  • Dig out any old roof reports or invoices

How the survey changes by roof type

Clay plain and peg tiles

Tile-hanging on walls and dormer cheeks is checked as part of the roof where it’s relevant. Gaps in tile-hanging let water reach the wall behind.

Chimney stacks

Damp on a chimney breast inside frequently starts with the stack outside. We look for the likely route in.

Tips from our surveys

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Look for debris in the garden after high winds
  • File the report with your home documents
  • Move stored items away from the loft hatch
  • Take photos of any leaks as they happen

The Premium Survey includes a 12-month follow-up. It helps you see whether anything has changed, and whether work has done its job.

Check the loft now and then, with care and a good torch. Look for water marks, damp wood and chinks of light. Photograph anything new.

High Easter questions

How do I find out if my home in High Easter is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is High Easter in the area you cover?

Yes, High Easter is within the area we cover. We work right across London and the South East. Just call 07833 053749 or drop us an email and let us know about the property.

Will the report say how many years my roof has left?

Not as an exact number, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.

How experienced are you?

We have completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

How long will you be at the property?

It normally takes an hour or two for most houses, and about three to four hours for a commercial roof. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access as you book.

Do you carry out asbestos surveys?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.

Roof surveys around High Easter

Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you own one of the older houses in the streets near Parish Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Checking the roof from the ground

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
