How a roof survey works in CM1
Our roof surveys cover CM1 and the wider South East. Visits run on any day of the week. We hold professional indemnity and public liability insurance. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. When you’re ready to book, call 07833 053749 or send us an email. Common reasons to book are cracked or blistered flat roof coverings and cracked mortar along the ridge, on ridges, hips and valleys, chimney stacks and the roof space.
After the inspection, everything we found is written up in a report with photographs. As for time on site, most surveys take about 1–2 hours on an ordinary house, or half a day or so for a commercial building.
- You tell us the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a report with photos and recommendations.

Homes and roofs across CM1
From Chelmsford, Moulsham and Springfield to smaller places, people across CM1 use a roof survey to plan ahead. Small faults, caught early, are far easier to deal with.
Autumn and winter storms across the South East find any loose slate, tile or ridge. In CM1, as elsewhere, exposed details are where damage shows first.
Chelmsford: If you let a flat or house near Chelmsford station, a dated record of the roof is useful when planning maintenance across a let. Take a building like Trinity Road Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
How the survey changes by roof type
Clay plain and peg tiles
Tile-hanging on walls and dormer cheeks is checked as part of the roof where it’s relevant. Loose or missing tiles there let rain into the wall.
Flat roof coverings
Standing water, blisters and splits all point to wear. Upstands and outlets are checked too, since leaks frequently start there.
Checking the roof from the ground
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Prices for roof surveys in CM1
Survey packages start from £150, with VAT included. The price for your roof depends on:
- How complicated the roof is, with its valleys, chimneys and parapets
- Extensions, dormers and garages with roofs of their own
- The use of thermal imaging or a drone
- Height and safe access
Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and the package you choose.
Booking your survey
A few details help us suggest the right survey and price. When you get in touch, it’s useful to mention:
- When you need the report by
- Any stains, drips or damp patches you’ve seen indoors
- What kind of property and roof it is
- Pictures of the roof from a safe spot, if you have them
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or email us whenever suits you.
Tips from our surveys
From years of surveys, a few habits stand out:
- Keep a record of damp patches and dates
- Do not climb onto the roof yourself
- Gather any paperwork for past roof work
- Mention any flat roofs as well as the main roof
Your report arrives by email, with photographs of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each finding is set out in plain English, with recommendations.
Every so frequently, look in the roof space with a torch, keeping to boarded areas. Watch for stains, damp timbers and daylight through the roof. Photograph anything new.
