Our roof survey service in CM5

Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. A flat roof typically wears out sooner than a pitched one. A felt roof frequently lasts around 15 to 20 years, and GRP up to about 30. We survey the roof space, chimney stacks and clay and concrete tiles, and the problems we’re asked to look at most are loose chimney pots and condensation or damp timbers in the loft.

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. It usually takes about 1–2 hours for a house, and more on a big or complicated roof.

  1. You let us know about the property and any concerns.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We look at the roof from every safe viewpoint, inside and out.
  4. Every part of the roof is checked and photographed.
  5. You receive a written report with photos and recommendations.

Roofs, chimneys and gutters across CM5

From Chipping Ongar, Marden Ash and Shelley to smaller places, people across CM5 use a roof survey to plan ahead. A report helps you sort small faults before they let water in.

We survey roofs across London and South East England, and CM5 is part of that. Housing here runs from Victorian and Edwardian terraces to post-war new towns and modern estates.

Chipping Ongar: If you look after a building like Chipping Ongar Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. Take an older house close to United Reformed Church: old fixings, lead flashings and tall chimneys are typical of older roofs.

What a survey doesn’t cover

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Confirmation of asbestos in soffits or cement sheets
  • A structural engineer’s report
  • An exact number of years the roof has left

What affects the price in CM5

All our prices include VAT. The things that change the price are:

  • The roof’s overall size
  • Basic, Standard or Premium
  • Features like valleys, chimneys, dormers and parapets
  • If the survey needs thermal imaging or a drone

All our prices include VAT. Prices start from £150, including VAT. We confirm the price for your roof before booking.

Getting in touch

The more you let us know, the easier it is to price the survey. When you contact us, let us know:

  • Any photos you have, taken from ground level or a window
  • Where the property is, with the postcode
  • When you need the report by
  • Where any leaks, stains or damp patches show inside

When you are ready to go ahead, ring 07833 053749 or email us. We will suggest a package, agree the price and find a date.

How the survey changes by roof type

Chimney stacks

Damp on a chimney breast inside often starts with the stack outside. We look for the likely route in.

Natural slate

From the loft, we check the underside of a slate roof. Older roofs may have bitumen felt underlay, and very old roofs none, and we note its condition.

Tips that help

Small things make a difference. Some pointers:

  • Find records of any re-roofing or repairs
  • Check the roof from ground level after storms
  • Make sure we can open the loft hatch
  • Leave roof access to professionals

Standard includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. It is a chance to ask questions about anything in the report.

Have gutters and valleys cleared regularly, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.

Common roof problems in CM5

Weather is the main thing that wears a roof down. Wind lifts loose slates, tiles and ridge pieces, and rain finds any gap it can. Small faults that start this way grow over time.

Signs worth acting on include:

  • Cracked mortar along the ridge
  • Gutters that overflow in heavy rain
  • Water stains on rafters and ceiling joists
  • Gaps in the roof where coverings have gone

CM5: your questions answered

Do you give a life expectancy for the roof?

Not as an exact number, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.

What’s the best way to book?

To arrange a survey, ring 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

How experienced are you?

More than 5,000 surveys over 20+ years, across London and South East England.

What if it rains on the day?

It can, depending on the survey. Drones can’t fly safely in strong wind or a downpour, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather isn’t right.

Do you carry out asbestos surveys?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Can you inspect a terraced or semi-detached roof?

Yes. We inspect what the owner gives us access to. If a problem seems to come from next door, we will say so.

How much is a survey?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.
