Roof survey in CM14: how it works
There’s no single reason to have a roof surveyed. Some have seen a mark on a ceiling or bits of tile in the garden, others want a check before selling or after years without one. The approach is the same in each case: we inspect carefully and explain what we see in writing. We survey on weekdays and at weekends, so finding a time is rarely difficult. Common reasons to book are crumbling chimney pointing or cracked flaunching and gutters that overflow in heavy rain, on natural slate, clay and concrete tiles and flat roofs.
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes roughly 1–2 hours for most homes, depending on how many separate roofs there are.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.
What affects the price in CM14
The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, inc. VAT. We can help you choose the package that fits what you need to know.

Homes and roofs across CM14
In CM14, our roof surveys work takes in owners, landlords and managing agents, from Brentwood, Pilgrims Hatch and Kelvedon Hatch to the quieter places in between. Every report comes with photos and written recommendations.
The South East’s airspace includes flight restriction zones around several of its airports, so the Drone Safety Map is checked before any drone flight in CM14. Where permission is needed, the flight waits for it.
Brook Street: If you live near a park such as Weald Country Park, or anywhere with mature trees, autumn leaves can block gutters and valleys. Take a building like Holly Trees Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Landlord and commercial surveys in CM14
Any of our surveys can be booked by landlords, agents and building managers in CM14. To discuss a property or a block, ring 07833 053749 or email us.
An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.
Signs you need a roof survey
Blocked gutters cause a surprising amount of damage. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Hidden gutters behind parapets and in valleys can send water indoors.
It is worth booking a survey if you’ve seen:
- Standing water on a flat roof
- Worn lead at chimneys and abutments
- Cracked mortar along the ridge
- Condensation or damp timbers in the loft
How the survey changes by roof type
Chimney stacks
We check the pots, flaunching, pointing and flashings of each stack, as far as we can safely see them. We note any lean or loose pots.
Lead flashings and valleys
Most leaks begin at a joint rather than the middle of a slope. They get particular attention in every survey.
What affects the price in CM14
Prices always include VAT. What changes the price is:
- Extensions, dormers and garages with roofs of their own
- The use of thermal imaging or a drone
- The package you choose: Basic, Standard or Premium
- Features like valleys, chimneys, dormers and parapets
Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400. You’ll know the price for the job before booking.
What we need to know
What helps most when you contact us:
- Access details, such as a loft hatch or a shared roof
- The kind of building and roof involved
- Any photos you have, taken from the ground or a window
- The reason for the survey, such as buying, a leak or storm damage
If you have photos of the roof, send them over. Pictures from the ground or a window are fine. To get started, call 07833 053749 or email us.
Leave it or get it looked at?
Without a survey, you’re guessing at what the roof needs. You might pay for work that doesn’t fix the real problem, or to a real problem being missed. A survey tells you what actually needs attention.
What to check before booking
- Will the report include photos?
- How long the report takes to arrive
- Is VAT included in the price?
- Whether you can ask questions once you have the report
CM14 questions
Can you survey in bad weather?
It can, depending on the survey. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we’ll talk to you about another date.
Will you check the loft?
Typically, if there’s one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.
How many surveys have you done?
Over 20 years and more than 5,000 surveys.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance, for every survey we carry out.
Do you give a life expectancy for the roof?
We do not give a number of years. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.
Do I have to be there for the survey?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Does a roof survey replace a structural engineer?
No. If we see signs that need an engineer, like serious sagging, we’ll say so. Our survey isn’t a structural engineer’s report.
