Electronic leak detection for Brook Street homes and businesses

Electronic leak detection in Brook Street: what you get

Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It works with an electrical current that passes through the membrane only where there’s a breach. It can find holes too small to spot by eye, so your roofer can repair them. The results come in a report with photos. Typical surveys look at new roofs to check before paving or planting and breaches around outlets and penetrations, on commercial flat roofs, single-ply roofs and green roofs.

Flat roofs on exposed homes in small places like Brook Street take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, typically show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

What you can safely check yourself

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Common questions in Brook Street

Do you cover Brook Street?

Yes. We work right across London and South East England, and Brook Street is part of that. Just call 07833 053749 or email us and let us know about the property, and we’ll talk through which survey suits.

Will you come out to Brook Street?

Yes, Brook Street is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

What does the report include?

It sets out what we found, why it matters and what we recommend, backed by photographs. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

How fast do I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

Are you structural engineers?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Flat roofs in Brook Street

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, and plenty of post-war and modern estates besides. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Historic houses like Hare Hall, about 3.2 miles south-west, show how far back building in the area around Brook Street goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

Take an older house close to Church of St Peter: the flat roofs on later extensions tend to wear out long before the main roof. For landlords with property near Brentwood station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Brook Street is about 2 miles south-west of Brentwood, in Essex. Brook Street gets the same service as everywhere else we work: a proper look at what can be seen safely, photos and a clear written report. We cover towns and villages across Essex, from the larger towns to small villages. There is also a page for Chelmsford.

Do you need electronic leak detection in Brook Street?

Seams are a common weak point in flat roof waterproofing. A gap that’s hard to see can let water in for months before it shows.

A survey makes sense if you’ve noticed:

  • Breaches hidden under paving or planting
  • Punctures from foot traffic or tools
  • Gaps at membrane joints
  • A flat roof leak that can’t be traced

For site and facilities teams at buildings such as Holly Trees Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Questions to ask before you book

  • Will the report include photos?

What a good roof survey covers

How it works

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes more time on a big roof than a small one, and the build-up of the roof makes a difference too. Cottages and farmhouses around Brook Street often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. First, we confirm which roof areas are included.
  2. The surface is prepared for the chosen method.
  3. Testing runs across the agreed area.
  4. We mark the breach locations in our records.
  5. You receive the results to pass to your roofer.

Before we arrive
