Tips that help

Small things make a difference. Our tips:

  • Note where leaks show inside and when
  • Check trades protect the waterproofing
  • Keep foot traffic on flat roofs to a minimum
  • Tell us about the membrane and build-up if you know it

File the report with your roof paperwork. It’s a dated record of the membrane’s condition.

Ask trades working on the roof to protect the membrane when they work up there. Have the roof looked at after other work.

About our electronic leak detection in South Weald

ELD finds breaches in the membrane but not every way water gets in. Leaks from walls, copings, rooflights or pipes need other checks. We’ll tell you if we think the leak is coming from somewhere else. The test shows breaches in the membrane, not water coming through masonry or around frames. The report makes clear what was and wasn’t tested. You will also know what to check next. We are often asked to look into leaks at pipes, outlets or fixings and leaking laps in the waterproofing, on single-ply roofs, liquid-applied waterproofing and flat roof membranes.

Older buildings in small places like South Weald may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you’re planning work, check with the council first. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You will see the good as well as the bad.

Can I check my roof myself?

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.

Why act early in South Weald

Some breaches are too small to see. ELD picks up breaches a visual check might miss, on suitable membranes. Older and listed buildings around South Weald may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

All our prices include VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. You’ll know the price for your roof before booking.

Local flat roofs in South Weald

Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, with post-war and more recent estates making up much of the newer housing. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops. Historic houses such as Hare Hall, about 3.6 miles south-west, show how far back building in the area around South Weald goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

If you look after a building such as Holly Trees Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. Landlords with a home close to Brentwood station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak.

South Weald is about 2 miles west of Brentwood, in Essex. South Weald gets the same service as everywhere else we work: a close look at what can safely be seen, photographs and a clear written report. South Weald is one of the towns and villages in Essex we cover. For surveys nearby, see our Chelmsford page.

How it works

We check the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes longer on a large roof than a small one, with the construction of the roof playing a part too. Somewhere as small as South Weald, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. First, you let us know about the roof build-up and where water is showing.
  2. We confirm whether the roof is suitable for electronic testing.
  3. We pick the low-voltage or high-voltage method that suits the roof.
  4. We test the membrane and find where current is passing through it.
  5. We send a report with photos of each breach so your roofer can repair it.

How to prepare

  • If you’re buying, let the agent know when we’re coming
  • If the roof is shared, arrange access with whoever manages the building
  • Have any questions written down, so nothing gets missed

Arrange a survey

If you’re buying, it is useful to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just ring 07833 053749 or email us when you’re ready.

Advice

What we look for on each type of roof

EPDM rubber roofs

Some EPDM membranes conduct electricity which can limit electronic testing. We’ll say if the test will not work.

Single-ply membranes

Single-ply membranes are common on commercial and newer roofs. Laps and fixings are where holes often appear.

Do you need electronic leak detection in South Weald?

New membranes can have defects from installation. ELD on a new roof can show holes before they cause leaks.

A survey makes sense if you’ve noticed:

  • Damp inside with no sign on the roof
  • Waterproofing to test before it is covered
  • Patched roofs that still leak
  • Punctures from foot traffic or tools

The streets around a church such as Church of St Peter are often among the oldest in a place, and if yours is one of the older homes nearby, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.

Before booking any roof surveyor

  • Is there a chance to talk the report through?

Questions from South Weald

Do you cover smaller places like South Weald?

Yes. South Weald is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

Is my home in South Weald listed or in a conservation area?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

What happens next?

We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Does ELD work under paving or planting?

On some roofs, yes. What sits on the membrane affects the method, so we check the build-up first.

Does ELD include fixing the breach?

No, the test finds the breaches and your roofer repairs them. The report gives your roofer the locations.

Do you need to get into the loft?

Where it is relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

Do you use low-voltage or high-voltage testing?

It depends on the membrane and the build-up. Low-voltage methods are normally carried out on a wet roof, while high-voltage testing needs a dry, exposed membrane.
