Roof surveys across RM14: what to expect

Our roof surveys cover RM14 and the wider South East. Visits run on any day of the week. We are insured for professional indemnity and public liability. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. When you’re ready to book, phone 07833 053749 or drop us an email. Common reasons to book are worn lead at chimneys and abutments and gaps in the roof where coverings have gone, on natural slate, clay and concrete tiles and lead flashings.

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photos as we go and record our findings for the written report. Most visits take about one to two hours on an ordinary house, while a commercial roof takes nearer three to four hours.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Prices in RM14

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Roof survey starts from £150, including VAT.

Near you in Upminster

Typical jobs here are in homes near Upminster Junior School, St. Andrew's Park and Church of St Laurence. Also close by are The Crumpled Horn pub (less than half a mile south-west) and Eastbrook School (within half a mile south-east). There’s a railway station in Upminster itself: Upminster station. A little further out are Upminster Tithe Barn Museum of Nostalgia (0.5 miles north) and The Mercury Mall (3.2 miles north-west). Open spaces near Upminster include Cranham Marsh.

Roof surveys across RM14: local notes

Homes across RM14 range from older properties with chimneys and lead flashings to newer houses with concrete tiles. Sooner or later, every roof needs its gutters, flashings and coverings checked.

London and the South East mix slate and clay tile roofs on older homes with concrete tiles on many later ones, and flat-roofed extensions and dormers are common everywhere. That variety shapes every survey in RM14.

Upminster: Living close to St. Andrew's Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. Landlords with a home close to Upminster station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

Leave it or get it looked at?

Before you put a home on the market, it helps to know the roof’s condition. You’ll know what a buyer’s survey might pick up.

Questions to ask before booking

  • Whether VAT is added on top
  • What experience they bring
  • Whether the inside of the roof is included
  • Are they insured for the work?

Different roofs, different checks

Concrete interlocking tiles

Interlocking tiles on shallow roofs depend on their laps and fixings. Lifted or cracked tiles are noted, especially at the verges and ridge.

Chimney stacks

Our chimney check is a visual inspection of the stack, and it isn’t a flue or gas safety check. We’ll tell you if the flue needs a specialist.

What a survey costs

We confirm the price for the job before you book. These are the things that affect it:

  • Extra roofs, like extensions, dormers or garages
  • How complicated the roof is, with its valleys, chimneys and parapets
  • If the survey needs thermal imaging or a drone
  • Whether it is a home or a commercial building

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.

Getting in touch

There is no need for technical words. Just let us know:

  • Your postcode, so we can check access and travel
  • Anything about access we should know
  • Pictures of the roof from a safe spot, if you have them
  • What kind of property and roof it is

Prices start from £150, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or email us to find out.

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

For landlords and managing agents

Letting agents and landlords in RM14 book surveys as well as householders. The report gives you a dated record of the roof, with photographs.

We also survey roofs for businesses and commercial landlords. Larger roofs take longer.

Your questions about roof surveys in RM14

Do you work in RM14?

Yes. We survey roofs in RM14 and the rest of Greater London. To book, phone 07833 053749 or use the contact form.

Is a roof survey the same as a structural survey?

No. Where we see something that needs a structural engineer, the report says so. Our survey isn’t a structural engineer’s report.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so the freeholder or managing agent needs to agree access. We can only inspect what we’re given access to.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Does the weather affect the survey?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we’ll talk to you about another date.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access when you book.

Can you inspect my roof with a drone?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
