Flat roof surveys in Upminster

Flat roof survey in Upminster

Our Basic Survey, from £150, gives you a visual inspection with photographs and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Larger commercial roofs are quoted for their size. If you’re worried about cracked or split membrane and outlets that hold water back, a survey will tell you what’s going on, whatever the roof.

Commercial and residential blocks across London often have big flat roofs with plant, rooflights and access walkways. Each pipe, upstand and fixing through the covering is a possible weak point. In Upminster, roof access is agreed with the building manager or owner beforehand. Plant bases, rooflights and cable entries are all places where water can get in.

The report does not just list problems. It explains what we found, why it matters and what we recommend.

The survey, step by step

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. The survey normally takes about 1–2 hours for a house; commercial roofs usually need 3–4 hours. In a London conversion, the way into the roof space is often from a communal landing or the top flat. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in Upminster runs like any other.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. The findings are written up with photos and recommendations and emailed to you.

Preparing for the visit

  • Unlock side gates and any roof access doors
  • Move anything stored under the loft hatch
  • For a flat or shared roof, check access with whoever owns or manages the building

What affects the cost of flat roof surveys

To price your survey, we look at:

  • The number of roofs, including extensions and garages
  • The package you choose: Basic, Standard or Premium
  • Whether thermal imaging or a drone is needed
  • Building height and the viewpoints available

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and which survey you book.

What we need to know

Some details help us recommend the right survey and price. When you contact us, tell us:

  • The kind of building and roof involved
  • What’s prompted the survey
  • Your timetable, like an exchange date
  • Any marks or damp showing indoors

Upminster questions

Can parking be tricky for a visit in Upminster?

Parking in Upminster, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot, so mention what’s available when you book.

Do you carry out roof surveys in Upminster?

Yes, Upminster is one of the places we work. The survey and report are the same in Upminster as anywhere else, and visits run on weekdays and weekends.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Do you give a life expectancy for the roof?

A precise figure isn’t something we give, because so much depends on upkeep, exposure and workmanship. We describe the condition and say which work is urgent and which can wait.

Can you survey at the weekend?

Visits run seven days a week in the daytime. Let us know your preferred days when you book.

Can you survey any kind of flat roof?

Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. We record what the covering is and how it is holding up.

Are you structural engineers?

No. We’re roof surveyors, not structural engineers. We’ll recommend an engineer if we see signs that call for one.

Flat and commercial roofs around Upminster

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Next to the main roofs there’s usually a flat roof somewhere, whether on an extension, a garage or a commercial unit. Historic houses such as Hare Hall, about 2.6 miles north-west, show how far back building in the area around Upminster goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If you look after a building such as Upminster Junior School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail. If your home is one of the older ones in the streets near Church of St Laurence, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. For a London address like Upminster, it helps to know about controlled parking before the day.

How the survey changes by roof type

Single-ply membranes

Many offices, units and newer flats have a single-ply PVC or TPO roof. We check the welded laps, the edges, the fixings and any punctures.

EPDM rubber

EPDM is a synthetic rubber membrane, frequently laid in a single sheet on smaller roofs. We check the laps, the edges, the corners and any punctures.

Landlords, agents and block managers in Upminster

Where a roof is shared: we need access agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the survey around it.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.

Why it is worth a survey now in Upminster

A small split in a flat roof is normally a modest job when it’s found early. Left alone, water can soak the insulation and the deck, and the job grows. A survey now shows which you’re dealing with. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

Why us?

  • Packages from £150, with VAT included
  • Satisfaction rate of 98%
  • Over 5,000 surveys carried out
  • Thermal imaging and drone inspection where they help

Before and after the survey

A survey works best with a little help from you, before and after. Tips:

  • Clear roof outlets and gutters each autumn
  • Plan a survey before the covering reaches the end of its usual life
  • Look for standing water a day after rain
  • Limit foot traffic on the covering

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, giving you a chance to go through what we found.

Try not to let a flat roof become a walkway. Where someone does need access, ask them to use boards or a protected route, and to keep well clear of rooflights and fragile sheeting.
