Flat roof surveys around Puddle Dock

Outer London has lots of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, often with hipped roofs in clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. Hare Hall, about 4.1 miles north-west, is one of the historic houses in the wider area around Puddle Dock. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

If you look after a shop, office or commercial unit, for instance near Ealing Broadway Centre, flat roofs over shops and units are easy to forget until water comes through a ceiling. For site and facilities teams at buildings such as The James Oglethorpe Primary School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

About our flat roof survey in Puddle Dock

Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. Typical surveys look at loose or cracked edge trims and standing water left after rain, on EPDM rubber, felt flat roofs and GRP fibreglass.

Across London, flat roofs are everywhere, from back additions and dormers to roof terraces, blocks of flats and offices. They’re covered in felt, asphalt, EPDM rubber, GRP fibreglass or single-ply membranes, each with its own weak points. In Puddle Dock, as anywhere in London, the right approach depends on what the roof is made of. Many older flat roofs are felt or asphalt, and many newer ones EPDM rubber or GRP.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

When to book a survey in Puddle Dock

Flat roofs swing between hot and cold more than most parts of a building. This constant movement works at laps, seams and board joints, and in time it can open up splits and cracks. Coverings that have hardened with age tend to suffer most.

Signs worth acting on include:

  • Ponding water that does not drain away
  • Damaged trims at the roof edge
  • Failed seals around rooflight kerbs
  • Upstands pulling away from walls

The streets around a church such as Moor Lane Church are frequently among the oldest in a place, and if your home is one of the older ones nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Before you book anyone

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Will the report include photos?
  • Will they check the loft as well as the outside?
  • What happens after the report arrives

FAQs for Puddle Dock

Does a conservation area affect roof work in Puddle Dock?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Puddle Dock in the area you cover?

Yes, Puddle Dock is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Will this cover the whole house?

No. It’s a survey of the flat roof. It isn’t a RICS Level 2 or 3 survey of the whole building, and it isn’t a structural engineer’s report. Many buyers use it alongside a building survey.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when booking.

Does the weather affect the survey?

A survey can typically go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather is not suitable.

Do you give a life expectancy for the roof?

A precise figure isn’t something we give, because it depends on upkeep, weather and how the roof was laid. Our report describes the condition and what needs doing, and when.

Can you test old roof sheets for asbestos?

We do not test for asbestos. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them and recommend a specialist asbestos surveyor.

What we can’t see

It’s useful to know what a survey will not do before booking:

  • An exact number of years the roof has left
  • What’s under the membrane without opening it up
  • Asbestos testing, which needs a specialist asbestos surveyor

If in doubt, phone 07833 053749 or drop us an email and we will recommend the right survey. What a survey covers and doesn’t.

  • Felt flat roofs

What we do, step by step

The visit has one job: to look at the flat roof as closely as is safe and record what we find. Notes and photographs go into the written report. It typically takes between one and two hours for a house, rising to roughly 3–4 hours on a commercial building. Surveys in Puddle Dock can be booked for any day of the week. London parking is often by permit or pay-and-display, so it’s useful to know what’s near you, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Preparing for the visit

  • Have any questions written down, so nothing gets missed
  • Tell us about any leaks, stains or damp patches you know of
  • Check we can get to the back of the property

Related advice

Should I look at the roof myself first?

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey.

For landlords and managing agents

We survey roofs for landlords and letting agents as well as householders. The report gives you a dated record of the flat roof, with photographs.

If the property is let, the agent or a tenant can let us in. We survey seven days a week, which helps when tenants work during the week.

Why it’s worth a survey now in Puddle Dock

On a commercial building, a flat roof leak can disrupt tenants, staff and stock. Surveying the roof in good time means work can be planned and budgeted around the people who use the building. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.

To find out what your survey will cost, call 07833 053749 or email us and let us know about the roof. We will confirm the figure before booking.
