Landlord roof survey in Puddle Dock
Getting into every part of a building takes planning. We may need to get into the loft space and some or all of the flats and residents will need to be told ahead of time. You or your agent arrange access and we’ll say what we need as you book. Any part we couldn’t reach is noted in the report. If you’ve noticed leaking joints at party walls and cracked or leaning shared chimneys, we can find out what’s behind it.
Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is typically a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up. Leaks from a shared roof rarely affect just one home. With a written report and photographs, everyone can plan from the same facts.
You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Checking the roof from ground level
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.
How the survey works
We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe. A typical visit takes about one to two hours on an ordinary house, or half a day or so for a commercial building. In a London area like Puddle Dock, the main things to sort out are parking and access: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at what can safely be seen from the ground, windows, the loft and, where it’s safe, the roof itself.
- You let us know about the building, its roofs and any known leaks.
- We let you know which flats and hatches we need to reach.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- We note what couldn’t be seen as well as what could.
- Findings and recommendations are set out with photos.
Preparing for the visit
- If it isn’t your property yet, arrange access through the agent
- Have any questions written down, so nothing gets missed
- Agree roof access with the managing agent if it is shared

Advice
Your questions about landlord roof surveys in Puddle Dock
Do you survey roofs for landlords with property near Upminster station?
Yes, landlords and agents book with us as well as owners. Just ring 07833 053749 or use the contact form and tell us about the building, including who will give access on the day.
How do I find out if my home in Puddle Dock is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you use drones?
Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.
How experienced are you?
We have more than 20 years’ experience and have completed over 5,000 surveys.
Will you go up on the roof?
Not unless it’s safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed, and anything out of sight is recorded in the report.
Do you work in Puddle Dock?
Yes. We survey roofs across London and South East England, Puddle Dock included.
What insurance do you have?
Every survey is covered by professional indemnity and public liability insurance, and details are available on request.
What happens if roof problems are left?
A planned maintenance budget needs real information. A survey shows what needs attention now and what can be planned for later, so spending can be spread sensibly. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That is a good reason to find problems early, while there’s time to plan.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you want to find out.
Why us?
- Drones and thermal imaging where it applies
- Drone flown under a CAA Flyer ID and Operator ID
- Every finding written up with photos
- Package prices that include VAT

Local roofs in Puddle Dock
Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Hare Hall about 4.1 miles north-west, Puddle Dock sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
Shop and office owners around Ealing Broadway Centre may find that a roof report helps plan work around trading rather than after a leak. Parking in Puddle Dock, as in most of London, takes a little planning: tell us about permits, visitor bays or off-street space as you book, as a space near the door cannot be promised. If you let a flat or house near Upminster station, a dated record of the roof is useful when planning maintenance across a let.

What affects the cost of landlord roof surveys
The price reflects the time and kit the roof needs. The main factors are:
- The size of the roof
- Basic, Standard or Premium
- Commercial roofs and larger buildings
- How complicated the roof is, with its valleys, chimneys and parapets
Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we’ll tell you which fits.
Helping us price your survey
There’s no need for technical words. It’s enough to tell us:
- The type of building and roof, such as pitched or flat
- What’s prompted the survey
- Where the property is, with the postcode
- Any marks or damp showing indoors

When you need someone else
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Walls, floors and services beyond the roof
- Responsibility under a lease
- Areas behind locked flats or blocked hatches
