Drone roof surveys in Puddle Dock

Drone roof surveys for homes and businesses in Puddle Dock

Drone surveys suit tall houses, blocks of flats, steep roofs and large commercial roofs. They also suit fragile roofs that nobody should walk on, such as old slate, clay tiles or cement sheets. You get close-up views without anyone setting foot on the roof. Ahead of the visit, we check the address for any airspace restrictions that apply. If a drone is not the right tool, we’ll say so. If you’ve noticed cracked slates and tiles out of sight from below and flashings that have come away, we can find out what’s behind it, whatever the roof.

Flying in London takes more checking than most places: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Before a drone goes up in Puddle Dock, the address is checked against all of them, and where permission is needed, the flight waits for it.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Signs you need a drone roof survey in Puddle Dock

Height and steep pitches make close inspection risky. Tall townhouses, blocks of flats and offices are typical. We fly from the ground and bring the camera close to the roof.

Problems we come across often include:

  • Loose ridge and hip tiles
  • Outlets choked with leaves and silt
  • Blistered or cracked flat roof coverings
  • Plant growth and moss on the roof

If you run a business near Ealing Broadway Centre, thermal images can show trapped moisture across a wide commercial roof.

Choosing a roof surveyor

  • Whether the price includes VAT
  • Are they insured for the work?

What a roof survey includes

How the survey changes by roof type

Ridges and hips

The ridge takes wind from both sides. From above, we can see loose ridges and missing mortar.

Large commercial roofs

Many commercial roofs have fragile sheets or roof lights. With a drone, nobody has to go near them.

Landlords, agents and block managers in Puddle Dock

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photographs included.

Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we will plan the survey around it.

Drone roof surveys around Puddle Dock

Every flight is checked against the Drone Safety Map first. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail.

For an older house near a landmark such as Moor Lane Church, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help. Parking in Puddle Dock, as in most of London, takes a little planning: a visitor permit or a nearby bay makes the day easier.

What a drone roof survey doesn’t cover

No survey can tell you everything, and it is better to know them up front. Keep these in mind:

  • What’s under the slates, tiles or felt
  • Structural calculations (that is a structural engineer’s job)
  • Neighbouring roofs the owner hasn’t asked us to survey

If in doubt, phone 07833 053749 or send us an email and we’ll point you to the right survey. What our survey covers.

Puddle Dock: your questions answered

Does a conservation area affect roof work in Puddle Dock?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Can parking be tricky for a visit in Puddle Dock?

It can be, so it is useful to let us know about permits, visitor bays or off-street space when booking. That way the visit can be planned around it.

What do I do with the report?

The report arrives by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation.

Can the drone do thermal imaging?

The drone survey is a photographic inspection. Thermal imaging is carried out separately, and it is part of the Premium Survey.

Can you survey a shared roof?

Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

Do you take photos of the roof?

Yes. Photographs are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Why get it checked now?

From ground level, you are guessing about most of a tall roof. Close-up photos show what’s really there. It is far easier to plan work when you can see the problem. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Prices quoted always include VAT, and the report isn’t charged as an extra. Prices start from £400, including VAT. Size, height and access decide where your roof falls.

How the survey works

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, photograph what we find and record our findings for the written report. It typically takes an hour or two for most homes, with the pre-flight checks included, and longer for big commercial roofs. London terraces rarely offer a view of the whole roof from one spot, so a visit in Puddle Dock moves between viewpoints: the pavement, upstairs windows, the loft and any safe spot at the back. Shared stairs or a basement flat? Let us know who holds the keys.

  1. First, we check whether a drone is the right tool.
  2. A date is fixed, with a fallback in case the weather turns.
  3. The roof is photographed from the air, with the camera kept on your property.
  4. We also look inside the loft space where it is safe.
  5. The report sets out what we found, with photos and recommendations.

Getting ready for the survey

  • If you’re buying, check with the agent that we can get in
  • Have any questions written down, so nothing gets missed
  • Have any paperwork from past roof work to hand
