Pre-purchase roof surveys for Puddle Dock homes and businesses

Puddle Dock homes and their roofs

Historic houses like Hare Hall, about 4.1 miles north-west, show how far back building in the area around Puddle Dock goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Puddle Dock is one of them, bay roofs, hips and later dormers each have their own details. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

If you let a flat or house near Upminster station, a written report helps before buying a rental or paying for a new roof on one. The streets around a church such as Moor Lane Church are frequently among the oldest in a place, and if your home is one of the older ones nearby, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Puddle Dock is about 3 miles north of South Ockendon, in Greater London. From houses to flats and shops in Puddle Dock, the roof can be surveyed on a weekday or at the weekend. Our area takes in places right across Greater London, large and small. Chelmsford is in our area too.

About our pre-purchase roof survey in Puddle Dock

Book after your offer is accepted and before exchange. At that point you can still ask questions, because nothing is binding yet. Visits run on weekdays and at weekends, which helps when the chain is moving fast. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. We survey clay and concrete tiles, natural slate and lead flashings and valleys, and people most frequently book us about slates or tiles that have slipped or gone and cracked flaunching or crumbling chimney pointing.

London terraces and converted houses often share a roof line, chimney stacks and gutters with the house next door. For a purchase or a new roof in Puddle Dock, that shapes what can be checked: we inspect what we are given access to and can see safely, which may not include a neighbour’s side. If it is a flat, the lease typically sets out who is responsible for the roof.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What this survey can’t tell you

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • How a seller will respond, or what the house is worth
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Faults hidden behind ceilings, boards or coverings

If you’re not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer. What a survey covers and doesn’t.

Roof types and parts we check

  • Chimney stacks
  • The roof space
  • Lead flashings and valleys
  • Flat-roofed extensions and dormers
  • Gutters and downpipes
  • Clay and concrete tiles
  • Natural slate

What we’re asked to look at in Puddle Dock

Buildings put up or refurbished before 2000 may contain asbestos. It’s often found in cement sheets, soffits and flue pipes. We don’t carry out asbestos surveys, but we flag materials that might so a specialist asbestos surveyor can check before anything is disturbed.

Typical things we’re asked to look at include:

  • Gaps where slates or tiles have come loose
  • Bitumen or mortar used in place of proper repairs
  • Roof slopes that look uneven or sagging
  • Standing water on a flat extension roof

Controlled parking zones are common in London, so mention any permit rules for Puddle Dock, along with any off-street space.

What to check before booking

  • What follow-up you get after the report
  • How long the report takes to arrive
  • Which limits apply to the survey
  • Whether VAT is in the quoted price

What a good roof survey covers

How the survey works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect between one and two hours for a house; commercial roofs usually need 3–4 hours. In converted houses and mansion blocks, the loft hatch is often on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Otherwise, the visit in Puddle Dock runs like any other.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. Access to the house and the roof space is agreed beforehand.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. You get a report with photos and recommendations before you exchange.

Before we arrive

  • Jot down any questions you want answered
  • Keep pets inside or away from the areas we’re looking at
  • Point out any leaks or damp patches

What happens if roof problems are left?

Leaving it means judging the roof from the street. That rarely shows the back slope, the valleys or the top of the chimney. We fill that gap before you’re tied in. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. By the time a ceiling stains, the timbers underneath may have been wet for a while.

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 with VAT included. We can help you choose the package that fits what you’d like to know.

Puddle Dock questions

Can parking be tricky for a visit in Puddle Dock?

It rarely stops a survey, but it is worth planning. Let us know the parking rules on your street and we’ll work around them.

Does a conservation area affect roof work in Puddle Dock?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you test for asbestos?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

How quickly will I get the report?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Reports are emailed with photos included.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Is your roof survey a RICS survey?

No. It is a roof survey by an experienced roof surveyor, with a written report and photos. It does not cover the rest of the property, which a RICS survey does.

Do you need to go inside the property?

If it can be arranged, yes. Inside, the loft shows leaks, damp timbers and the underlay. If access is not possible, we note it in the report.

Checking the roof from the ground

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
