Pre-purchase roof surveys for homes and businesses in Upminster Bridge

Many older houses carry decades of roof repairs. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Little of that is easy to judge from the pavement on a viewing. Our survey picks it out, with photos that show you exactly where. We explain each finding in plain English, so it is clear what it means for your purchase. Common reasons to book are slates or tiles that have slipped or gone and roof slopes that look uneven or sagging, across gutters and downpipes, lead flashings and valleys and chimney stacks.

In a London terrace or conversion, the roof often joins the neighbours’ roofs and shares their stacks and gutters, with parapet walls and party-wall upstands marking where one roof ends and the next begins. For a purchase or a new roof in Upminster Bridge, that shapes what can be checked: only the parts we’re given access to and can see safely are inspected. For a flat, the lease normally says who looks after the roof.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

Landlord and commercial surveys in Upminster Bridge

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

What we look for on each type of roof

Chimney stacks

A stack stands exposed above the roof line. We check the pots, the flaunching, the pointing and the flashings.

Flat roofs

Flat roofs on extensions, dormers and garages are easy to forget about. Felt roofs often last around 15 to 20 years, rubber longer and GRP up to about 30. We check how the covering is wearing.

Why get it checked now?

After exchange, any roof defect is yours to deal with. Before then, you can still ask questions, ask for work to be done or reconsider. Finding out later gives you the same facts, but with far less room to act on them. London’s older roofs often have bitumen felt underlay or none at all, so once the slates or flashings let water past, little stops it reaching ceilings. Left alone, that means wet timbers and plaster, which is a far bigger job than the roof fault itself.

Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400, both inc. VAT. You’ll know the exact price before booking.

What a pre-purchase roof survey looks like in Upminster Bridge

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Hare Hall, about 2.3 miles north-west, is one of the historic houses in the wider area around Upminster Bridge. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

As a London address, Upminster Bridge can be tricky for parking: a visitor permit or a nearby bay makes the day easier. If you own one of the older houses in the streets near Church of St Laurence, older patch repairs can hide behind a tidy front slope, and the survey looks past them. If you own a rental within reach of Upminster station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

How the survey works

The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. All told, expect about 1–2 hours for most houses; commercial roofs usually need 3–4 hours. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.

  1. You book once your offer is accepted and tell us the address and your timetable.
  2. We agree a time and how we’ll get in, including the loft.
  3. The roof is inspected from each safe vantage point, inside and out.
  4. Each part of the roof is examined and photographed.
  5. We email a written report with photos and recommendations, ready for you to use before exchange.

Preparing for the visit

  • Keep pets in another room
  • For a flat or shared roof, check access with the freeholder or managing agent
  • If it isn’t your property yet, arrange access through the agent

Upminster Bridge: your questions answered

Can you fly a drone over a roof in Upminster Bridge?

Typically it comes down to two things: the airspace at the address and the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every London address is checked against them before a flight. Every flight is checked against the Drone Safety Map first. High wind or heavy rain also stops a small drone flying, though the rest of the survey goes ahead either way.

Can parking be tricky for a visit in Upminster Bridge?

It rarely stops a survey, but it’s worth planning. Tell us what parking is available nearby, and the visit is planned around it.

How soon is the report ready?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Reports are emailed with photos included.

Do you go up on the roof?

Where it is safe, yes. We inspect from ground level, from windows and vantage points, from the loft and from the roof itself where safe. On Premium, a drone is used where applicable.

When is the best time to have the roof checked when buying?

Book as soon as your offer is agreed. The report is most useful before exchange, because after that the roof is yours to deal with.

How long will you be at the property?

It typically takes roughly 1–2 hours for a house, with bigger or more complicated roofs taking longer. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We can only inspect what we’re given access to.

When you need someone else

We only report what can be seen safely on the day, so there are some things a survey cannot cover:

  • How a seller will respond, or what the house is worth
  • The condition of the rest of the house (that’s a RICS home survey)
  • Asbestos testing of any kind

If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before booking. What a survey covers and does not.

Roof types and parts we check

  • The roof space
  • Chimney stacks
  • Clay and concrete tiles
  • Lead flashings and valleys
  • Flat-roofed extensions and dormers
  • Gutters and downpipes
  • Natural slate

DIY checks: what’s safe

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
