Roof survey in RM12: how it works
Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them frequently give out sooner. We tell you which parts are ageing and which are sound. That lets you plan work in good time rather than after a leak. Typical surveys look at ponding, splits or blisters on flat roofs and gaps in the roof where coverings have gone, on chimney stacks, flat roofs and lead flashings.
We do not take risks to get a closer look. We inspect what can safely be seen, and if part of the roof can’t be seen, the report says so. Most visits take an hour or two for most homes, depending on how many separate roofs there are.
- You let us know the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.

Local landmarks in Hornchurch
Around Hornchurch, our work takes us to homes and buildings near J.J. Moon's pub, Langtons Infant School and Abbs Cross Academy and Arts College, among other places. Nearby too are Saint George's Church (within half a mile south) and St. Andrew's Park (0.7 miles north-east). The nearest railway station is Emerson Park station, about 0.7 miles north. Nearby you will also find Upminster Tithe Barn Museum of Nostalgia (1.9 miles east) and The Brewery (1.8 miles north-west). The countryside around Hornchurch includes Hornchurch Cutting.
Roof surveys across RM12: local notes
Across RM12, a good many older houses still have chimney stacks, used or not, and their flashings and pointing need checking like any other part of the roof. Valleys, gutters and fixings follow close behind.
Autumn and winter storms across the South East find any loose slate, tile or ridge. Ridges, verges and flashings in RM12 are where it normally shows.
Hornchurch: Landlords with a home close to Emerson Park station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Hare Hall lies about 1.8 miles north, so building around Hornchurch goes back a long way. Older homes in the area may have roofs that need matching materials when work is done.
Should I look at the roof myself first?
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.
When you need someone else
Before booking, it is worth knowing what a survey won’t do:
- How the roof will behave in every kind of weather
- Walls, floors and services below the roof
- Whether the roof structure meets design loads
Signs you need a roof survey
Every roof takes years of rain, wind, sun and frost. Wind lifts loose slates, tiles and ridge pieces, and rain finds any gap it can. Small faults that start this way grow over time.
Here are some of the things we see frequently:
- Ridge tiles that have lifted or moved
- Flashings that have come away from the wall
- Gaps in the roof where coverings have gone
- Torn or sagging underlay
Tips from our surveys
These tips come from what we see on roofs every week, before and after a survey:
- Let us know about past leaks
- File the report with your home documents
- Leave roof access to professionals
- Look for debris in the garden after high winds
The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year.
Have gutters and valleys cleared regularly, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.
What affects the price in RM12
The price reflects the time and kit the roof needs. That comes down to:
- The height of the building and how the roof can be seen safely
- The use of thermal imaging or a drone
- Which survey package you book
- How complicated the roof is, with its valleys, chimneys and parapets
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.
Booking your survey
You do not need to know any roofing terms. Just tell us:
- Your postcode, so we can check access and travel
- Where water is showing inside, if it is
- Pictures from the garden or a window, if you have them
- The kind of building and roof involved
Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, phone 07833 053749 or use the contact form.
RM12: your questions answered
How do I arrange a roof survey in RM12?
It is easiest to ring 07833 053749 or drop us an email. Tell us the address and a little about the roof, and we will take it from there. We survey seven days a week.
Do you test for asbestos?
No. Asbestos was banned in UK construction in 1999, so older buildings may have it. We flag materials that could contain it, and a specialist asbestos surveyor should check them.
Can you inspect my roof with a drone?
Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.
Does this replace a RICS home survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.
Does the weather affect the survey?
It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, and we’d agree another day.
Do I have to be there for the survey?
That depends on the survey. For inside areas and the loft space, someone has to give us access.
Do you go up on the roof?
Where it’s safe, yes. Much of the survey is done from ground level, upper windows and the roof space. The Premium Survey adds a drone where it applies.
