Roof surveys across RM6

Roof survey in RM6: how it works

Everything we check, we check safely: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. Premium adds thermal imaging, plus a drone inspection where it applies, which helps with tall or steep roofs. All we need from you is access to the property and the loft. Everything we see is photographed for the report. We survey clay and concrete tiles, chimney stacks and ridges, hips and valleys, and common reasons people get in touch are ridge tiles that have lifted or moved and worn lead at chimneys and abutments.

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about one to two hours on an ordinary house, though large, tall or awkward roofs take more time.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We check the roof from each safe vantage point outside.
  4. Inside, we check the roof space where there is safe access.
  5. We email a written report with photos and recommendations.

Roofs, chimneys and gutters across RM6

Across RM6, from Goodmayes, Little Heath and Chadwell Heath outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. Chimneys, valleys, flashings and gutters are usually where the work is.

The South East’s airspace includes flight restriction zones around several of its airports, so the Drone Safety Map is checked before any drone flight in RM6. Where permission is needed, the flight waits for it.

Little Heath: For landlords with property near Chadwell Heath station, a dated record of the roof is useful when planning maintenance across a let. For site and facilities teams at buildings such as Grove Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Why act early?

Without a survey, you are guessing at what the roof needs. That can lead to the wrong work being done, or to a real problem being missed. A survey tells you what actually needs attention.

What to check before booking

  • Their report turnaround times
  • Which limits apply to the survey
  • What insurance they carry
  • Whether the roof space is looked at, where there is one

Roof by roof

Concrete interlocking tiles

Many post-war houses have concrete interlocking tiles. They’re heavy and hard-wearing, but their surfaces weather over the years, and they can crack.

Flat roof coverings

Some flat roofs have been coated over several times. If the covering would need opening up to know more, we say so.

For landlords and managing agents

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Why roofs fail

The underlay under the coverings matters too. Breathable roofing membranes came into use in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Torn or sagging felt lets water through.

Common reasons to book include:

  • Torn or sagging underlay
  • Cracked or blistered flat roof coverings
  • Gutters that overflow in heavy rain
  • Slipped, cracked or missing slates and tiles

What this survey can’t tell you

No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:

  • The condition of the rest of the building (that’s a RICS home survey)
  • How the roof will behave in every kind of weather
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

RM6: your questions answered

Can you survey in bad weather?

A survey can normally go ahead in light rain, and it can even help show where water is getting in. High wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather is not suitable.

Does a roof survey replace a structural engineer?

No. Where we see something that needs a structural engineer, the report says so. Our survey is not a structural engineer’s report.

How do I arrange a roof survey in RM6?

To book, phone 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.

How long does the visit take?

The visit typically takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We will confirm what to expect when we arrange the visit.

Can you look at a roof that is joined to next door?

Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared stacks and upstands are looked at from your property.

How soon is the report ready?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It is emailed to you.

Do you test for asbestos?

No. We don’t carry out asbestos surveys or testing. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.
