Chimney survey in Little Heath: what you get

On terraced and semi-detached houses, a chimney stack is often shared with next door. We inspect the parts we can see safely and the parts the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it and you can then discuss it with them. Everything is written up with photos and what we recommend. We survey brick chimney stacks, chimney breasts and lead flashings, and the problems we are asked to look at most are redundant stacks capped without ventilation and flaunching that has broken away.

Trees around homes in smaller places like Little Heath drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

The report records the chimney stack as we found it on the day. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

What happens if roof problems are left?

A damp chimney breast seldom dries out until the cause is found. It can spoil decoration and plaster. Finding the cause means the right work can be planned. On a bungalow or cottage around Little Heath, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

What we do, step by step

We do not take risks to get a closer look. Everything that can safely be seen is inspected, and anything we can’t see is noted in the report. The survey usually takes about one to two hours at most homes, rising to roughly 3–4 hours on a commercial building. Parking around Little Heath is typically easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

Before the survey

  • Agree roof access with the managing agent if it’s shared
  • Keep pets out of the way during the survey
  • Jot down any questions you want answered

Advice

Chimney surveys in Little Heath: local notes

Valentines Mansion, about 2.6 miles west, is one of the historic houses in the wider area around Little Heath. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. In Essex, older buildings are frequently clay-tiled, many with weatherboarding, with post-war and more recent estates making up much of the newer housing. Knowing the covering helps explain which parts of a roof are likely to need work first.

The streets around a church such as St Mark's are often among the oldest in a place, and if yours is one of the older homes nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Trees in and around Fairlop Waters shed leaves that can end up in nearby gutters. Landlords with a home close to Chadwell Heath station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

Your questions about chimney surveys in Little Heath

Do you cover smaller places like Little Heath?

Yes. Little Heath is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Do you survey roofs for landlords with property near Chadwell Heath station?

Yes, letting agents and landlords book with us as well as owners. You can ring 07833 053749 or email us with the address and some details.

Will you check the chimney is safe to use with a fire?

No. We survey the stack and its weathering, not the flue. For the flue, you’ll need a sweep or, for gas, a Gas Safe registered engineer.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years.

Will I get photos?

Yes. Photographs are part of every report, so you can see exactly what each finding refers to.

Will you check the loft?

If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

What should I do with a chimney I don’t use?

A redundant chimney needs looking after like any other. If it’s capped without ventilation, damp can build up inside. We check how it is capped and its condition, so you can decide with a builder what to do.

What we cannot see

Every survey has limits, and it’s better to know them up front. Keep these in mind:

  • Structural calculations for a leaning stack
  • Hidden sides of a shared stack
  • The inside of the flue, which needs a sweep or flue specialist

If in doubt, call 07833 053749 or use the contact form and we’ll point you to the right survey before booking. What a survey covers and does not.

What this survey covers

  • Brick chimney stacks
  • Flaunching
  • Lead flashings
  • Shared and party-wall stacks
  • Chimney breasts
  • Chimney pots and cowls

Tips from our surveys

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Ask for ventilated caps on redundant stacks
  • Keep track of stains on chimney breasts
  • Never climb onto the roof to look at a chimney
  • Make sure fixings on the stack are secure

The report is emailed to you, ready to share with a roofer or builder. We use plain English and a photo for each defect, so it is easy to follow.

Look at your chimneys from the ground now and then, particularly after strong winds. Binoculars help you spot loose pots, missing mortar or lifted flashings.
