Roof survey in Little Heath, Essex
A roof condition survey for homes and buildings in Little Heath, with drones and thermal imaging where they help. Get in touch for a price.
- Lifted, split or missing lead flashings
- Ponding, splits or blisters on flat roofs
- Valley linings that have cracked or split
Different roofs, different checks
Clay plain and peg tiles
Where tiles hang on walls or dormers, we check them too. Gaps in tile-hanging let water reach the wall behind.
Natural slate
Natural slate can last 100 years or more, yet the nails holding it frequently fail long before the slate. We check for slipped, cracked and missing slates, and for clips that show past repairs.
Roof surveys for homes and businesses in Little Heath
Three packages cover most roofs: Basic from £150, Standard from £250 and Premium from £400, with VAT included. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, like moisture detection, a structural check, thermal imaging and a drone where applicable. Each one comes with a written report. We’re often asked to look into water stains on rafters and ceiling joists and cracked or blistered flat roof coverings, on flat roofs, clay and concrete tiles and natural slate.
Around Little Heath, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are typically where the work is. Nails and battens under older coverings often give out before the slates or tiles themselves.
We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that is said too.

Checking the roof from the ground
A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
What this survey can’t tell you
No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:
- Walls, floors and services below the roof
- A structural engineer’s report
- Defects hidden under coverings or inside walls without opening up
If you are not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What a survey covers and does not.

Little Heath questions
Does a conservation area affect roof work in Little Heath?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Will you come out to Little Heath?
Yes. Little Heath is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route when booking.
Do you carry out asbestos surveys?
No. We don’t carry out asbestos surveys or testing. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.
Do you inspect the roof from on top?
Only where it’s safe to do so. Much of the survey is done from ground level, upper windows and the loft space. On Premium, a drone is used where applicable.
How long does the visit take?
On site, it typically takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Can you inspect a terraced or semi-detached roof?
Yes, we can. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.
Can you survey at the weekend?
We carry out surveys on any day of the week. To arrange a date, ring 07833 053749 or drop us an email.
What affects the price in Little Heath
All our prices include VAT. What changes the price is:
- Whether you choose the Basic, Standard or Premium Survey
- House, block, shop or office
- The shape of the roof and its details
- The number of roofs, including extensions and garages
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.
What we need to know
These details help when you contact us:
- The reason for the survey, such as buying, a leak or storm damage
- The style of property, from a terrace to a block
- Pictures of the roof from a safe spot, if you have them
- Whether there’s a loft hatch, a shared roof or tricky access
Once you know what you need, call 07833 053749 or use the contact form. From there it’s a case of choosing a package, agreeing the price and fixing a day.
Rented homes, blocks and businesses
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.
An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.

Roof surveys around Little Heath
With Valentines Mansion about 2.6 miles west, Little Heath sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Clay tiles and timber weatherboarding mark out many of the older buildings in Essex, while many towns grew with post-war and newer estates. Knowing the covering helps explain which parts of a roof are likely to need work first.
Take a building like Grove Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For landlords with property near Chadwell Heath station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Living close to Fairlop Waters is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.
Little Heath is about 2 miles west of Romford, in Essex. In Little Heath, as across Essex, every roof gets the same careful survey. Little Heath is one of the places in Essex we cover for roof surveys. There is also a page for London.

The survey, step by step
When we arrive, we start by asking what you’ve noticed and what you’d like to know. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where it applies. Most surveys take roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Some parts of a survey depend on the weather, so a visit to Little Heath is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- We check the roof from every safe vantage point outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a report with photographs and recommendations.
Before we arrive
- If the roof is shared, arrange access with whoever manages the building
- If you are buying, let the agent know when we’re coming
- Check we can get to the back of the property
