Roof survey in Collier Row
The report is written for you, in plain language. Each defect is described with photographs and a recommendation, and where it is relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where applicable and a same-day report. Reports are sent by email. We survey flat roofs, ridges, hips and valleys and clay and concrete tiles, and people most often book us about cracked mortar along the ridge and slates or tiles that have slipped or broken.
A London butterfly roof slopes down to a central valley gutter that drains to the back of the house. From the street you see only a parapet wall, so blocked outlets and split linings go unnoticed until water comes through a ceiling. For a house in Collier Row with this kind of roof, the hidden gutter is one of the first things to check.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Different roofs, different checks
Natural slate
From the loft, we check the underside of a slate roof. There may be old felt underlay, or none at all on very old roofs.
Chimney stacks
Our chimney check is a visual inspection of the stack, not a flue, gas or sweep inspection. If a specialist is needed, we will say so.
Should I look at the roof myself first?
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

FAQs for Collier Row
Can parking be tricky for a visit in Collier Row?
London parking needs a little planning, so let us know about permits, bays or a driveway as you book. The visit is then planned around what’s available.
Is drone flying allowed in Collier Row?
That depends on where the roof is and on the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Before any flight, we check the Drone Safety Map for airspace restrictions. The flight also waits for calm, dry weather, and the rest of the survey doesn’t depend on the drone.
Can you survey a roof I share with a neighbour?
Yes. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.
Can you survey in bad weather?
Light rain does not usually stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather is not suitable.
Do you inspect the roof from on top?
Only when it’s safe. We also use views from ground level, windows and the roof space.
Do you survey on Saturdays and Sundays?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you as you book.
What insurance do you have?
Every survey is covered by professional indemnity and public liability insurance, and details are available on request.
Tips from our surveys
A survey works best with a little help from you, before and after. Tips:
- Let us know about any leaks or stains you’ve seen
- Include dormers, porches and garages when you book
- Check the roof from ground level after storms
- Move stored items away from the loft hatch
The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year, and whether work has done its job.
Don’t block the vents at the eaves. A stuffy loft collects condensation, and it can wet timbers and insulation. Make sure insulation does not block the airflow at the eaves.
The survey, step by step
Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take about one to two hours at most homes, and more on a big or complicated roof. In Collier Row, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- We start by hearing what you’d like checked and why.
- A visit is booked for a weekday or a weekend.
- We look at the roof from each safe vantage point, inside and out.
- Every part of the roof is checked and photographed.
- We email a report with photographs and recommendations.
Before the survey
- Dig out any old roof reports or invoices
- If you are buying, check with the agent that we can get in
- Tell us about parking before the day

Why act early in Collier Row
Leaving it means relying on what you can see from ground level. That can lead to the wrong work being done, or to a real problem being missed. We tell you what’s really needed. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.
Every price we give includes VAT. Our price is from £150, including VAT. You’ll know the exact price before booking.

Honest limits
A survey is a close look at the roof, but it can’t do everything. Its limits include:
- How the roof will behave in every kind of weather
- Confirmation of asbestos in soffits or cement sheets
- Structural calculations (that is a structural engineer’s job)
If you’re not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before booking. The full list of what we check.

Roofs, chimneys and gutters in Collier Row
Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.
Living close to Raphael Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn. For businesses in and around places like Romford Shopping Hall, a dated report on the roof is useful for planning and for any lease discussions. Hare Hall, about 1.7 miles east, is one of the historic houses in the wider area around Collier Row. If your house is among the older ones, the roof may have been repaired many times, and the survey records how each part is holding up.
