Roof surveys across RM7: what to expect
There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The Basic Survey gives a visual inspection, photographs and written recommendations. The higher packages add more checks, like moisture detection, a structural check, thermal imaging and a drone where applicable. Each one comes with a written report. Typical surveys look at leaning or weathered chimney stacks and ponding, splits or blisters on flat roofs, on natural slate, the roof space and lead flashings.
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes an hour or two for a house, and longer for a large or complex roof.
- You let us know about the property and any concerns.
- We agree a date, on a weekday, Saturday or Sunday.
- We inspect from ground level, from windows, from the roof space and from the roof where safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- Your report arrives by email, with recommendations prioritised by urgency.

Roofs, chimneys and gutters across RM7
In RM7, our roof surveys work takes in owners, landlords and managing agents, from Romford, Dagenham and Collier Row to the quieter places in between. Every report comes with photographs and written recommendations.
Autumn and winter storms across the South East find any loose slate, tile or ridge. Ridges, verges and flashings in RM7 are where it normally shows.
Rush Green: Landlords with a home close to Romford station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. Homes near green spaces such as Harrow Lodge Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.
What a survey does not cover
A survey is a proper look at the roof, but it cannot do everything. The main limits are:
- Faults hidden behind ceilings or boarding
- Structural calculations (that’s a structural engineer’s job)
- The condition of the rest of the building (that is a RICS home survey)
What you can safely check yourself
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
For landlords and managing agents
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
If the property is let, the agent or a tenant can let us in. We survey on weekdays, Saturdays and Sundays, which can make access easier.
What we are asked to look at in RM7
Blocked gutters cause a surprising amount of damage. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Valley and parapet gutters can overflow inside the building, especially near trees.
These are some of the problems a survey can pick up:
- Gutters that overflow in heavy rain
- Standing water on a flat roof
- Slates or tiles that have slipped or broken
- Lifted, split or missing lead flashings
Why act early?
It’s easier to plan roof work than to react to it. With a report, you can tackle the urgent jobs first and plan the rest, rather than calling someone out after a storm.
Questions to ask before booking
- Whether the inside of the roof is included
- How long the report takes to arrive
- Whether VAT is added on top
- Whether you can ask questions once you have the report
Common questions in RM7
How long have you been surveying roofs?
Over 5,000 surveys so far, across 20+ years of surveying roofs.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. We look at the parts we’re given access to, and the report makes that clear.
Do I need to be at home?
Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Is a roof survey the same as a structural survey?
No. If we see signs that need an engineer, such as serious sagging, we will say so. Our survey isn’t a structural engineer’s report.
What’s covered in a roof inspection?
We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it’s safe. The report includes photos and recommendations.
Can you survey a roof I share with a neighbour?
Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.
Do you need to get into the loft?
If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch.
