How a roof survey works in RM13
Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay often fail first. We tell you which parts are ageing and which are sound. That lets you plan work in good time rather than after a leak. We survey the roof space, flat roofs and natural slate, and people most frequently book us about slipped, cracked or missing slates and tiles and debris building up in roof valleys.
Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from each safe vantage point, photograph what we find and record our findings for the written report. Most visits take an hour or two on an ordinary house, with bigger or more complicated roofs taking longer.
- You let us know about the property and any concerns.
- A visit is booked for a weekday or a weekend.
- We inspect from ground level, from windows, from the roof space and from the roof where safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- You receive a written report with photos and recommendations.
How our prices work
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

Near you in Rainham
Locally, jobs take us to homes and businesses close to Rainham Village Primary School, Harris Academy Rainham and The Chafford School. Other local landmarks include Wildspace Conservation Park (1 mile south), Church of St Helen and St Giles (under half a mile west) and The Phoenix pub (under half a mile west). Roof surveys across RM13: local notes
Owners across RM13, from Dagenham, Elm Park and Rainham to the villages, book us to find out where their roof stands. A report helps you sort small faults before they let water in.
Our surveys reach from London out to Kent, Sussex, Surrey, Essex, the Thames Valley, Hampshire and the Isle of Wight, and RM13 is well within that. We survey on any day of the week.
Rainham: If you own a rental within reach of Rainham (Essex) station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Historic houses like Rainham Hall, about 0.2 miles west, show how far back building around Rainham goes. On a period home nearby, the survey separates sound original work from tired later repairs.
Surveys for landlords and agents in RM13
Letting agents frequently book on a landlord’s behalf. We agree a time with the tenant beforehand.
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Getting in touch
If you can, have these to hand when you contact us:
- Your postcode, so we can check access and travel
- What’s prompted the survey
- Pictures from the garden or a window, if you have them
- The type of building and roof, like pitched or flat
If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or email us whenever suits you.
Honest limits
It’s useful to know what a survey won’t do before you book:
- A promise that the roof won’t leak in future
- Whether the roof structure meets design loads
- What’s under the slates, tiles or felt
Tips that help
A few practical points come up again and again on our surveys. They apply to most roofs:
- Check we can open the loft hatch
- Don’t climb onto the roof yourself
- Gather any paperwork for past roof work
- Take photos of any leaks as they happen
Keep the report with your property records. It is a useful baseline for future surveys, and buyers may ask about the roof when you sell.
Look at your roof from the ground after strong winds. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.
How the survey changes by roof type
Chimney stacks
Each chimney’s pots, flaunching, pointing and flashings are looked at, as far as we can safely see them. Leaning stacks and loose pots are recorded.
Lead flashings and valleys
Flashings close the joints where a roof meets a wall or chimney. Lifted, split or slipped lead is recorded, and for flashings replaced with mortar or bitumen.
RM13: your questions answered
What does a roof survey cost?
Prices start from £150, including VAT. We confirm the price for your roof before you book, based on the roof’s size, access and package. To get a price, ring 07833 053749 or use the contact form.
Does someone need to be in?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Will the report say how many years my roof has left?
Not as a figure. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.
What insurance do you have?
Our cover is professional indemnity plus public liability, and details are available on request.
What if it rains on the day?
It can, depending on the survey. Drones cannot fly safely in high wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather isn’t right.
Can you look at a roof that is joined to next door?
Yes, we can. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.
How long will you be at the property?
The visit usually takes roughly 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. We’ll give you an idea of timing when booking.
