When you need someone else

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Defects hidden under coverings or inside walls without opening up
  • Whether the roof structure meets design loads
  • A promise that the roof will not leak in future

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer. What a survey covers and does not.

What we check

  • Chimney stacks
  • Ridges, hips and valleys
  • The roof space
  • Flat roofs
  • Clay and concrete tiles
  • Natural slate
  • Lead flashings

Roof survey in Hacton

Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them often give out sooner. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. If you’ve noticed gaps in the roof where coverings have gone and loose chimney pots, we can find out what’s behind it, whatever the roof.

London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. In Hacton, as across London, that is why a roof needs a close look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a careful look too.

After the visit, you get a written report with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

What affects the price in Hacton

To price your survey, we look at:

  • Whether it’s a home or a commercial building
  • The roof’s overall size
  • The height of the building and how the roof can safely be seen
  • Basic, Standard or Premium

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Getting in touch

We’ll typically ask about:

  • The type of building and roof, such as pitched or flat
  • Pictures from the garden or a window, if you have them
  • The address and postcode of the property
  • Where any leaks, stains or damp patches show inside

You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, call 07833 053749 or use the contact form.

How it works

Every roof is different, but as a rough guide the survey takes an hour or two at most homes, with bigger or more complicated roofs taking longer. You are welcome to ask questions while we are there. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when booking.

  1. You get in touch with the address and anything you’ve noticed.
  2. We arrange a day that suits you, including weekends.
  3. We check the roof from every safe vantage point, inside and out.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. You receive a written report with photos and recommendations.

Preparing for the visit

  • Make sure pets are kept safely away
  • Clear the way to the loft hatch
  • Jot down any questions you want answered

How to book

Booking is simple: just ring 07833 053749 or use the contact form and give us a few details about the property and we will recommend the right survey. The price is agreed up front.

Related advice

Do you need a roof survey in Hacton?

Not every roof problem comes from outside. A badly ventilated loft collects condensation, wetting timbers and insulation. It is often mistaken for a leak.

Look out for signs like these:

  • Gutters that overflow in heavy rain
  • Loose chimney pots
  • Ponding, splits or blisters on flat roofs
  • Worn lead at chimneys and abutments

If you live near a park like Hornchurch Country Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

Questions to ask before you book

  • What the report includes, and whether it has photos
  • How they plan to inspect the roof safely
  • What insurance they carry
  • When you will get the report

What’s in a roof survey

Hacton homes and their roofs

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. If your home in Hacton is one of them, bay roofs, hips and later dormers each have their own details. Knowing the covering helps explain which parts of a roof are likely to need work first. The wider area around Hacton has a long history of building, with Rainham Hall about 2.1 miles south-west. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

Shop and office owners around The Brewery may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Take a building like Scotts Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Hacton: your questions answered

Is parking a problem for a survey in Hacton?

Sometimes, yes. If Hacton has controlled parking where you are, a visitor permit is the easiest answer.

Are there drone restrictions around Hacton?

Typically it comes down to two things: the airspace at the address and the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first. A small drone cannot fly safely in high wind or heavy rain, though the rest of the survey goes ahead either way.

Can you inspect a terraced or semi-detached roof?

Yes. We inspect what the owner gives us access to. If a problem seems to come from next door, we will say so.

What do you check on a roof survey?

All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where applicable.

Do you inspect the roof from on top?

Only when it is safe. Many roofs can be seen well from windows, vantage points and the loft.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

Does the weather affect the survey?

It can, depending on the survey. Drones cannot fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we will talk to you about another date.

Leave it or get it looked at?

Valley gutters and parapet gutters are out of sight until they overflow. An overflow there sends water indoors. We look at them before they cause trouble. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

Before and after the survey

These tips come from what we see on roofs every week, before and after a survey:

  • Don’t climb onto the roof yourself
  • Hold on to the report for future surveys
  • Check the roof from the ground after storms
  • Check we can open the loft hatch

The recommendations are prioritised by urgency where relevant. Some things need prompt attention, others can be planned for. It makes the next steps much clearer.

Check the loft now and then, with care and a good torch. Look for water marks, damp wood and chinks of light. Photograph anything new.
