Roof survey in Cranham: what you get

People book a roof survey for all sorts of reasons. Some have spotted a stain or a slipped slate, while others just want to know where they stand. Whatever the reason, the survey works the same way: a careful look, then a clear written report. We survey on weekdays and at weekends, so finding a time is rarely difficult. If you’re worried about condensation or damp timbers in the loft and slipped, cracked or missing slates and tiles, a survey will tell you what’s going on, whatever the roof.

Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. In Cranham, as across London, that is why a roof needs a careful look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a careful look too.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How the survey works

When we arrive, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can be seen safely. Most surveys take about one to two hours for a house, or half a day or so for a commercial building. In Cranham, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it is useful to know what’s near you. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.

  1. You get in touch with the address and anything you’ve noticed.
  2. We arrange a day that suits you, including weekends.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Before we arrive

  • Unlock side gates and any roof access doors
  • For a flat or shared roof, check access with the freeholder or managing agent
  • Check pets are kept safely away

Advice

Common questions in Cranham

Is parking a problem for a survey in Cranham?

Parking in Cranham, as in most of London, takes a little planning: a visitor permit or a bay close to the door helps a lot.

How do I find out if my home in Cranham is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.

What if it rains on the day?

A survey can usually go ahead in light rain, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we’ll arrange another day with you.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

What does a roof survey include?

We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the loft space where there is safe access. The report includes photos and recommendations.

Different roofs, different checks

Flat roof coverings

Ponding, blistering, splits and cracked surfaces are the common warning signs. Upstands and outlets are checked too.

Lead flashings and valleys

Most leaks begin at a joint rather than the middle of a slope. They get particular attention in every survey.

Local roofs in Cranham

Hare Hall, about 3 miles north-west, is one of the historic houses in the wider area around Cranham. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Knowing the covering helps explain which parts of a roof are likely to need work first.

For site and facilities teams at buildings such as Hall Mead School, large buildings have long gutter runs and big roofs that need checking like any other. If you live in an older home near St Luke's Cranham, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you own a rental within reach of Upminster station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What affects the price in Cranham

Survey packages start from £150, with VAT included. The price for your roof depends on:

  • The type of building, from a house to a block or an office
  • Any need for thermal images or a drone flight
  • Roof area
  • Building height and the viewpoints available

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Roof survey starts from £150, including VAT.

What to let us know when you contact us

What helps most when you contact us:

  • The type of building and roof, such as pitched or flat
  • Any deadline, such as an exchange date
  • Pictures of the roof from a safe spot, if you have them
  • Where any leaks, stains or damp patches show inside

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or email us whenever suits you.

For landlords and managing agents

Any of our surveys can be booked by landlords, agents and building managers in Cranham. For a price for a let property or a block, phone 07833 053749 or use the contact form.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer.

Why it is worth a survey now in Cranham

Before you put a home on the market, it helps to know the roof’s condition. You can deal with defects before a buyer’s surveyor finds them. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. That’s a good reason to find problems early, while there’s time to plan, rather than in a rush after a leak.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

Why book with us

  • Independent findings on the roof’s condition

What this survey cannot tell you

Before you book, it’s worth knowing what a survey will not do:

  • A full building survey of the property
  • Asbestos testing of any kind
  • An exact number of years the roof has left

If in doubt, ring 07833 053749 or drop us an email and we will suggest the right survey. What a survey covers and doesn’t.
