What we cannot see

In fairness, a roof survey has limits:

  • Moisture spread under the membrane
  • Roofs whose membrane or build-up isn’t suitable
  • Carrying out the repair work

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you before you book. What our survey covers.

What this survey covers

  • Green roofs
  • Liquid-applied waterproofing
  • Single-ply roofs
  • Roof terraces and balconies
  • Commercial flat roofs
  • Flat roof membranes

Electronic leak detection in Cranham: what you get

Electronic testing locates holes in the waterproofing but not every way water gets in. Leaks from walls, copings, rooflights or pipes need other checks. If the evidence points elsewhere, we’ll say so. The test shows breaches in the membrane, not water coming through masonry or around frames. The report makes clear what was and wasn’t tested. You will also know what to check next. We survey liquid-applied waterproofing, single-ply roofs and flat roof membranes, and the problems we’re asked to look at most are leaking laps in the waterproofing and patched roofs that still leak.

Offices, shops and blocks of flats across London frequently have large flat roofs with plant, rooflights and walkways. Each pipe, upstand and fixing through the covering is a possible weak point. In Cranham, roof access is agreed with the building manager or owner beforehand. Rooflights, plant supports and pipe entries are common places for a membrane to fail.

The report records the flat roof membrane as we found it on the day. It’s useful straight away, and a good reference for later, such as when you want to compare after future work.

Tips that help

You do not need to be a roofer to help. What helps most:

  • Limit access to the roof
  • Don’t let outlets block
  • Tell us about the membrane and build-up if you know it
  • Keep a note of leaks after rain

If water has been getting in, insulation under the membrane may be wet. That is something to discuss with your roofer and other checks can help judge it.

Keep people off the flat roof unless they need to be there. Feet and dropped tools are a common cause of holes.

Should I look at the roof myself first?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Flat and commercial roofs around Cranham

About 3 miles north-west lies Hare Hall, a reminder of how long the area around Cranham has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

For a London address like Cranham, it helps to know about controlled parking before the day, along with any off-street space. If your house is among the older ones in the streets near St Luke's Cranham, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you let a flat or house near Upminster station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Leave it or get it looked at?

Opening up a roof to hunt for a leak is disruptive. ELD aims to locate the breach first so your roofer knows where to work. Any roof job in Cranham means planning around parking, neighbours and access. That is a good reason to find problems early, while there’s time to plan.

All our prices include VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. We confirm the price for your survey before booking.

Read what a roof survey costs and two real surveys.

The survey, step by step

The aim of the visit is simple: to look at the flat roof membrane as closely as is safe and record what we find. Notes and photos go into the written report. It usually takes longer on a large roof than a small one, and the build-up of the roof makes a difference too. In converted houses and mansion blocks, the loft hatch is frequently on a shared landing. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. We start with what you know about the roof and the leak.
  2. We check whether the membrane and build-up suit ELD.
  3. The test method is chosen to suit the roof.
  4. We test the roof and locate any breaches.
  5. You get a report with photos of each breach.

Preparing for the visit

  • Let us know about parking near the property
  • Note where any stains or damp appear
  • For a flat or shared roof, check access with whoever owns or manages the building
