Questions from Cranham

Can parking be tricky for a visit in Cranham?

It rarely stops a survey, but it’s worth planning. Let us know the parking rules on your street and we’ll work around them.

I let a flat near Upminster station. Can you check the roof?

Yes, letting agents and landlords book with us as well as owners. Just call 07833 053749 or send us an email and tell us about the building.

What do I do with the report?

We email you the written report with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

How long will you be on site?

For a house, expect about 1–2 hours on site, and longer for larger or complex roofs.

Can you tell me if my old gutters contain asbestos?

No. We do not test for asbestos. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Do you cover Cranham?

Yes. We survey roofs across London and South East England, and that includes Cranham.

How quickly is the report sent?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

About our gutter survey in Cranham

Eaves gutters at the front of a building are easy to spot but a good many gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We inspect them as far as it’s safe to see them, from ground level, from windows, from the roof space and from the roof where it is safe. Many leaks indoors start at a hidden gutter. Typical surveys look at gutters packed with leaves or moss and dripping or leaking gutter joints, on valley gutters, downpipes and parapet and box gutters.

London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. Homes in Cranham are no exception. Lead flashings and shared chimney stacks on these houses need a close look too.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What happens if roof problems are left?

A dripping joint or sagging bracket won’t get better on its own. Each heavy rain puts more water where it shouldn’t be on the walls, the fascias and sometimes the rooms inside. Getting it surveyed now shows what needs attention first. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

What you get with us

  • 5,000+ surveys completed

How we price gutter surveys

The price reflects the time and kit the roof needs. The main factors are:

  • Height and safe access
  • Whether it’s a home or a commercial building
  • Chimneys, valleys, parapets and other details
  • Whether you choose the Basic, Standard or Premium Survey

Prices start from £150, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.

What to tell us when you contact us

A little information up front helps. Please include:

  • Photos of the roof, taken safely from the ground or a window
  • The address and postcode of the property
  • Access details, such as a loft hatch or a shared roof
  • Dates you’re working to, such as exchange

Prices start from £150, including VAT. The exact figure depends on the roof and the package, and you can call 07833 053749 or use the contact form to find out.

Can I check my roof myself?

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

How it works

The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. All told, expect an hour or two at a house, depending on how many gutter runs and downpipes there are. In Cranham, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they frequently give the best view of a rear addition.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. We look in the loft space, where there is safe access, for signs of water getting in.
  5. You get a written report with photos and recommendations.

Preparing for the visit

  • Check pets are kept safely away
  • Let us know about parking near the property
  • Leave side gates unlocked

Advice

Roofs, chimneys and gutters in Cranham

Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Hare Hall about 3 miles north-west, Cranham sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

If you let a flat or house near Upminster station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you look after a shop, office or commercial unit, for instance near The Mercury Mall, a roof report helps plan work around trading rather than after a leak.

For landlords and managing agents

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, phone 07833 053749 or email us with the addresses.

Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Common roof problems in Cranham

Falling leaves are the most common cause of blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn and the debris builds up at the outlets. Once an outlet is choked, the gutter fills and overflows.

These are some of the problems a survey can pick up:

  • Gutters that have fallen out of line
  • Water spilling over the gutter edge
  • Overflowing valley or parapet gutters
  • Fascia boards damaged by overflowing water

The streets around a church such as St Luke's Cranham are often among the oldest in a place, and if yours is one of the older homes nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
