About our gutter survey in Puddle Dock
Eaves gutters at the front of a building are easy to spot but a good many gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We inspect them as far as it’s safe to see them, from the ground, from windows, from the roof space and from the roof where it is safe. Hidden gutters are a common source of leaks inside. If you’ve noticed downpipes that are split or coming away and choked outlets or hopper heads, a survey will tell you what’s going on.
Many London terraces have a butterfly roof, with two slopes meeting in a central valley gutter that drains to the rear. Hidden behind the parapet, that gutter can block or split without anyone seeing it. For a house in Puddle Dock with this kind of roof, the hidden gutter is one of the first things to check.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

How the survey works
The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect between one and two hours for most houses, and longer for a large or complex roof. In a London conversion, the way into the roof space is often from a communal landing or the top flat. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Otherwise, the visit in Puddle Dock runs like any other.
- We agree which parts of the building you are most worried about.
- We look along each run for debris, sagging and drips.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- You get photos and written recommendations, prioritised where relevant.
Preparing for the visit
- Make sure we can get to the back of the property
- Keep pets in another room

Roofs, chimneys and gutters in Puddle Dock
Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 4.1 miles north-west lies Hare Hall, a reminder of how long the area around Puddle Dock has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
Take a building like The James Oglethorpe Primary School: a written record of a large roof helps plan work for the holidays rather than in term time. The streets around a church such as Moor Lane Church are frequently among the oldest in a place, and if your house is among the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Shop and office owners around Ealing Broadway Centre may find that a roof report helps plan work around trading rather than after a leak.

What you can safely check yourself
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
FAQs for Puddle Dock
Will parking be an issue for a roof survey in Puddle Dock?
London parking needs a little planning, so let us know about permits, bays or a driveway as you book. The visit is then planned around what’s available.
Does a conservation area affect roof work in Puddle Dock?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Is there a good time of year to book a gutter survey?
Whenever suits you. If water is already spilling over, book sooner rather than later, because the walls take the water.
Is a CCTV drain survey included?
No, we do not carry out CCTV drain surveys. The survey covers gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.
How much time does the visit need?
It usually takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. We will give you an idea when booking.
Do you climb onto every roof?
Only if it is safe. We inspect what can safely be seen: from the ground, from windows, from inside the roof space, from the roof where it’s safe and by drone where it applies. Anything we cannot see is noted in the report.
What happens next?
We email you the written report with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
What a survey costs
To price your survey, we look at:
- How big the roof is
- How tall the building is and how easy the roof is to see
- Chimneys, valleys, parapets and other details
- Whether you choose the Basic, Standard or Premium Survey
Gutter survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included.
What to let us know when you get in touch
You don’t need to know any roofing terms. Just tell us:
- How the loft is reached, if there is one
- Where the property is, with the postcode
- What kind of property and roof it is
- The reason for the survey, such as buying, a leak or storm damage
A quick phone call is usually the easiest start: ring 07833 053749 or send us an email, and we’ll ask about the building and what you need. You will have a price before anything is arranged.

Roof by roof
Cast iron gutters
Cast iron gutters and downpipes are found on many older buildings. They last well when painted but corrode once the paint wears off.
Plastic (uPVC) gutters
Plastic can become brittle with age and split. We check the joints, brackets and falls.
What a gutter survey does not cover
A survey is a close look at the gutter, but it cannot do everything. Its limits include:
- Asbestos testing of old gutters, downpipes or soffits
- The inside of a downpipe along its whole length
- Parts of gutters that can’t be seen safely
If in doubt, phone 07833 053749 or email us and we will point you to the right survey. What our survey covers.
