About our gutter survey in South Ockendon
A gutter needs a steady fall towards its outlet to drain properly. Sagging brackets and slipped joints leave water standing and overflowing at the low points. We check the line of each run as far as we can see it, along with the brackets and downpipe fixings. You get written recommendations, prioritised by urgency where relevant. Common reasons to book are rotten fascias or stained soffits and joints that drip after rain, across eaves gutters, downpipes and fascias and soffits.
In a smaller place like South Ockendon, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. A proper look shows whether anything has started to loosen before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

South Ockendon: your questions answered
Will you come out to South Ockendon?
Yes, South Ockendon is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Is my home in South Ockendon listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Do you test soffits or gutters for asbestos?
No. We don’t carry out asbestos testing. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.
Will you fly a drone over my roof?
Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We’re a CAA-registered drone operator.
Are you structural engineers?
No. We are roof surveyors, not structural engineers, and it does not include calculations. We’ll recommend an engineer if we see signs that call for one.
Does the season matter for a gutter survey?
Whenever suits you. If water is already spilling over, book sooner rather than later as overflowing water can damage walls.
Can a gutter survey explain damp on my walls?
We check whether rainwater from the gutters is reaching the wall, through overflows, drips or damaged downpipes. We cannot see inside walls, so we report on what’s visible.
For landlords and managing agents
We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.
Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.
How it works
The visit has one job: to look at the gutter as closely as is safe and record what we find. Notes and photos go into the written report. It usually takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. A visit to a smaller place like South Ockendon is no different on the day: outside, inside and from any safe vantage point, in that order. It is useful to show us anything you’ve already noticed.
- You let us know where you’ve seen overflows, drips or damp.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- We look at hidden gutters as far as safe access allows.
- Where it is safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.
How to prepare
- Let us know about parking near the property
- For flats, check roof access has been agreed

Prices for gutter surveys in South Ockendon
Several things affect the price of a survey:
- Building height and the viewpoints available
- The number of roofs, including extensions and garages
- The size of the roof
- The shape of the roof and its details
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.
Booking your survey
The more you let us know, the easier it is to price the survey. When you contact us, let us know:
- Why you want a survey: buying, a leak, a storm or new work
- Any deadline, like an exchange date
- The property’s address and postcode
- Any photos you have, taken from the ground or a window
We survey roofs on weekdays, Saturdays and Sundays. To find a date that works for you, phone 07833 053749 or drop us an email.
When you need someone else
Some things cannot be seen without opening up the roof, so a survey has limits:
- The inside of a downpipe along its whole length
- Underground drains, which need a CCTV drain survey
- Asbestos testing of old gutters, downpipes or soffits
If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer. What a survey covers and does not.

Local roofs in South Ockendon
Weatherboarded walls and clay tile roofs are typical of older Essex buildings, while many towns grew with post-war and newer estates. Knowing the covering helps explain which parts of a roof are likely to need work first. Rainham Hall, about 4.3 miles west, is one of the historic houses in the wider area around South Ockendon. If your house is among the older ones, expect a mix of original materials and later repairs on the roof.
If you look after a shop, office or commercial unit, for instance near Ealing Broadway Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. If you own a rental within reach of Ockendon station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Do you need a gutter survey in South Ockendon?
Falling leaves are the most common cause of blocked gutters. Nearby trees drop leaves, twigs and seeds into gutters every autumn and the debris builds up at the outlets. Once an outlet is choked, the gutter fills and overflows.
Common reasons to book include:
- Fascia boards damaged by overflowing water
- Overflowing valley or parapet gutters
- Downpipes that are split or coming away
- Water spilling over the gutter edge
Anyone responsible for a site like Bonnygate Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

DIY checks: what’s safe
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.
