Aveley Gutter Survey
A survey of gutters, valleys, outlets and downpipes for Aveley and the rest of Thurrock. We survey on any day of the week.
- Soffits marked by water
- Overflowing eaves gutters
- Blocked outlets and hoppers
How the survey changes by roof type
Plastic (uPVC) gutters
Older plastic gutters can turn brittle and split. We check joints, brackets and the line of each run.
Lead-lined valley and parapet gutters
Some older roofs have a central valley running to the back, and a blockage there can overflow inside. We check it where it’s safe to see.
Gutter surveys for homes and businesses in Aveley
Most gutters hang from the fascia boards at the eaves, so fascias and soffits are part of the survey. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not carry out asbestos testing, so we flag anything that might contain it for a specialist asbestos surveyor to check. We survey outlets and hoppers, eaves gutters and downpipes, and common reasons people get in touch are leaking or loose downpipes and leaves and moss blocking gutters.
In a smaller place like Aveley, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. On older homes, chimney stacks, valleys and gutters are normally where the work is. Nails and battens under older coverings often give out before the slates or tiles themselves.
Findings are set out part by part, from the coverings down to the gutters. It records what’s sound as well as what is not.

Why get it checked now?
Small gutter faults rarely fix themselves. Every downpour adds to the damage on the walls, the fascias and sometimes the rooms inside. A survey now tells you what needs doing and how urgent it is. In a smaller place like Aveley, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Wind gets under it and lifts more.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. Size, height and access can affect the price too.

Can I check my roof myself?
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
What happens on the day
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours at most homes, or half a day or so for a commercial building. If you have questions on the day, just ask. In a smaller place like Aveley, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.
- We ask about overflows, damp or leaks you’ve noticed.
- We look along the gutters, downpipes and fascias from the ground and from windows.
- We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
- Where the loft can be reached safely, we check it for staining or damp.
- You get a photo-illustrated written report and recommendations.
Preparing for the visit
- Have keys ready for side gates, garages or roof access doors

FAQs for Aveley
Is my home in Aveley listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
I let a flat near Purfleet station. Can you check the roof?
Yes, rented property is part of what we cover. You can phone 07833 053749 or use the contact form with the address and a few details, including who will give access on the day.
Do you cover Aveley for gutter surveys?
Yes, we do. We carry out gutter surveys in Aveley.
Is this a RICS survey?
No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Will you go up on the roof?
Only where it’s safe to do so. We check everything that can safely be seen: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.
Does the season matter for a gutter survey?
You can book at any time of year. Before the wetter months gives you time to plan any work though problems often show up after heavy rain.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first. Let us know about it when booking and we’ll plan the survey around it.
What we cannot see
It helps to know what a survey will not do before you book:
- What’s behind fascias and inside walls
- The inside of a downpipe along its whole length
- Hidden sections we can’t view safely
If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before booking. What a survey covers and does not.

Aveley homes and their roofs
About 2.9 miles north-west lies Rainham Hall, a reminder of how long the area around Aveley has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Older buildings in Essex frequently have clay tiles and weatherboarding, with post-war and more recent estates making up much of the newer housing. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If you look after a building such as Ormiston Park Academy, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you let a flat or house near Purfleet station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you live near a park like Belhus, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall.
