Gutter surveys for homes and businesses in Hacton
Gutters are typically fixed to fascia boards, so fascias and soffits are part of the survey. Long-term overflowing can soften and rot timber boards and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not carry out asbestos testing, so we flag anything that might contain it for a specialist asbestos surveyor to check. If you’ve noticed gutters full of debris and silt and water backing up from a hidden gutter, a survey will tell you what’s going on, on eaves gutters, parapet and box gutters and valley gutters alike.
Victorian and Edwardian terraces are found right across London, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Hacton, as across London, that is why a roof needs a close look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a close look too.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Local roofs in Hacton
About 2.1 miles south-west lies Rainham Hall, a reminder of how long the area around Hacton has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. If your home in Hacton is one of them, bay roofs, hips and later dormers each have their own details. Knowing the covering helps explain which parts of a roof are likely to need work first.
Shop and office owners around The Brewery may find that a dated report on the roof is useful for planning and for any lease discussions. For an older house near a landmark like St Matthews Church Hall, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Prices for gutter surveys in Hacton
Every roof is different, so prices are confirmed before booking. These are the things that affect it:
- The type of building, from a house to a block or an office
- The package you choose: Basic, Standard or Premium
- Features like valleys, chimneys, dormers and parapets
- Any need for thermal images or a drone flight
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.
Helping us price your survey
Before you get in touch, it helps to have:
- The type of building and roof, like pitched or flat
- Your timetable, such as an exchange date
- How the loft is reached, if there is one
- Any stains, drips or damp patches you’ve seen indoors
Photos help, if you have them. Take them safely from ground level or a window, and please don’t climb up for a closer look. To send them or to book, call 07833 053749 or send us an email.
What a gutter survey doesn’t cover
Without opening up the roof, some things stay hidden, so a survey has limits:
- Rot or damp concealed behind fascias or inside walls
- Pipes below ground level
- The inside of a downpipe along its whole length
If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer before booking. What our survey covers.
What we check
- Valley gutters
- Downpipes
- Outlets and hoppers
- Parapet and box gutters
- Eaves gutters
- Fascias and soffits
What happens on the day
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes roughly 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. For a visit in Hacton, parking and access are the things to plan: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. We then look at everything that’s safely in view from the ground, windows, the loft and, where it’s safe, the roof itself.
- We agree which parts of the building you’re most worried about.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- You get photos and written recommendations, prioritised where relevant.
How to prepare
- Clear the way to the loft hatch
- Tell us about any leaks, stains or damp patches you know of
- Keep pets inside or away from the areas we’re looking at

Related advice
When to book a survey in Hacton
Gutter brackets work loose or corrode with age. Wet leaves and silt add a lot of weight and the extra load drags the gutter down. Once the fall is lost, water sits at the low point and spills over.
It’s worth booking a survey if you’ve seen:
- Leaves and moss blocking gutters
- Downpipes that are split or coming away
- Overflowing eaves gutters
- Blocked outlets and hoppers
If you look after a building such as Scotts Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Questions to ask before you book
- How they plan to inspect the roof safely
- Whether VAT is added on top
- Whether the roof space is looked at, where there is one
- What experience they bring
Common questions in Hacton
Is parking a problem for a survey in Hacton?
It depends on the street. If Hacton has controlled parking where you are, a visitor permit is the easiest answer.
Does a conservation area affect roof work in Hacton?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Do you check valley and parapet gutters?
Yes. These gutters often cause leaks indoors when they block, so they’re an important part of the survey. Some may only be partly visible, and the report says so.
Do you survey roofs on blocks of flats?
Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Let us know about it when booking and we will plan the survey around it.
Can you give me structural calculations?
No. We’re roof surveyors, not structural engineers. We’ll recommend an engineer if we see signs that call for one.
Will you go up on the roof?
Only when it is safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where it applies.
Is there a good time of year to book a gutter survey?
There is no wrong time. If water is already spilling over, book sooner rather than later, because the walls take the water.
Landlords, agents and block managers in Hacton
We also survey roofs for businesses and commercial landlords. Bigger roofs take more time, and they’re priced for the size.
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.
Should I look at the roof myself first?
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in, using safe viewpoints and a drone where applicable.
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book.
