About our gutter survey in Emerson Park
Damp on walls, water marks under a valley or streaks down the brickwork can often be traced to the gutters. Our gutter survey helps show whether the rainwater system is the cause, as far as can safely be seen. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. We survey fascias and soffits, parapet and box gutters and downpipes, and the problems we are asked to look at most are soffits marked by water and cracked or loose downpipes.
Victorian and Edwardian terraces are found right across London, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. In Emerson Park, as across London, that is why a roof needs a proper look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.
We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put in order of urgency where relevant.

What we look for on each type of roof
Box and secret gutters
Secret gutters are hidden under the edge of the roof covering, so they’re easy to forget. The report records what could and couldn’t be seen.
Aluminium and other metal gutters
Long metal gutter runs on larger buildings can hide blocked outlets so outlets get close attention.
How it works
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about one to two hours for a house, rising to roughly 3–4 hours on a commercial building. Surveys in Emerson Park can be booked for any day of the week. It helps if you can point us to a visitor permit or a nearby bay, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- We start by hearing about any drips, overflows or damp patches.
- The eaves gutters, downpipes and fascias are checked from ground level and vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- The loft space is checked for water marks if it is safe to get into.
- You get a photo-illustrated written report and recommendations.
Before the survey
- Move anything stored under the loft hatch
- Point out any leaks or damp patches
- Let us know about parking before the day

Questions from Emerson Park
Is my home in Emerson Park listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Is parking a problem for a survey in Emerson Park?
It can be, so it’s useful to let us know about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.
Can a gutter survey explain damp on my walls?
Overflowing gutters often lead to damp walls, and the survey looks for that. If the evidence points elsewhere, we will say so, based on what we can see.
Does someone need to be in?
It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we’ll agree the details when booking.
Will the survey check for asbestos?
No. We do not carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Do you survey at weekends?
Yes. Surveys are carried out on weekdays and at weekends. Just ring 07833 053749 or drop us an email to arrange a day.
What does the report include?
It explains what we saw, what it means and what we’d suggest, backed by photographs. Anything we couldn’t see safely is noted too, so you know exactly what was covered.
When to book a survey in Emerson Park
Many gutter joints depend on rubber seals or sealant that age. Plastic gutters move with heat and cold so their joints can start to leak. On cast iron, joints can rust and open up once the paint has worn away.
Common reasons to book include:
- Leaks at the gutter joints
- Overflowing valley or parapet gutters
- Leaking or loose downpipes
- Leaves and moss blocking gutters
Take a building like Nelmes Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.
Choosing a roof surveyor
- Do they have a CAA Flyer ID and Operator ID for drone work?
- What experience they bring
- Their report turnaround times
- What the report includes, and whether it has photos
Gutter surveys in Emerson Park: local notes
Hare Hall, about 1.2 miles north-west, is one of the historic houses in the wider area around Emerson Park. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
Living close to Haynes Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching. Shop and office owners around The Mercury Mall may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Before and after the survey
Nothing here needs a ladder. A few suggestions:
- Check that downpipes are firmly fixed to the wall
- Check the loft with care after heavy rain
- Leave gutter checks at height to someone equipped for it
- Get trees that overhang the gutters trimmed
How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. It is sent to you by email as soon as it is ready.
Have your gutters cleared at least once a year or more frequently near trees. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.
Should I look at the roof myself first?
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
