Roof surveys for homes and businesses in Emerson Park
There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, including VAT. The Basic Survey gives a visual inspection, photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Each one comes with a written report. We’re frequently asked to look into loose chimney pots and ponding, splits or blisters on flat roofs, on flat roofs, chimney stacks and lead flashings.
London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. In Emerson Park, as across London, that’s why a roof needs a careful look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a proper look too.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Roof surveys around Emerson Park
Historic houses such as Hare Hall, about 1.2 miles north-west, show how far back building in the area around Emerson Park goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Knowing the covering helps explain which parts of a roof are likely to need work first.
Living close to Haynes Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. If you own a rental within reach of Emerson Park station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Why it is worth a survey now in Emerson Park
Roof faults rarely stay the same size. One slipped slate lets water reach the battens and underlay, and damp timber slowly weakens. Catching it early means less to put right. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.

Common roof problems in Emerson Park
Every roof takes years of rain, wind, sun and frost. Wind lifts loose slates, tiles and ridge pieces, and rain finds any gap it can. What starts as one slipped slate can become a leak.
A survey makes sense if you’ve noticed:
- Ponding, splits or blisters on flat roofs
- Ridge tiles that have lifted or moved
- Crumbling chimney pointing or cracked flaunching
- Torn or sagging underlay
If you look after a building such as Nelmes Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Choosing a roof surveyor
- Whether VAT is added on top
- Will they check the loft as well as the outside?
- Are they insured for the work?
- Their track record with similar roofs

Your questions about roof surveys in Emerson Park
Is parking a problem for a survey in Emerson Park?
It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well.
How do I find out if my home in Emerson Park is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Can you check whether my roof contains asbestos?
No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.
How quickly will I get the report?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It is emailed to you.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Is a roof survey the same as a structural survey?
No. If we see signs that need an engineer, such as serious sagging, we will say so. Our survey isn’t a structural engineer’s report.
What does a roof survey include?
We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the roof space where there’s safe access. You get a photo-illustrated written report and recommendations.
What a survey costs
Several things affect the price of a survey:
- The type of building, from a house to a block or an office
- Height and safe access
- Any need for thermal images or a drone flight
- The number of roofs, including extensions and garages
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.
Getting in touch
You don’t need to know any roofing terms. It’s enough to tell us:
- The address and postcode of the property
- How the loft is reached, if there is one
- What kind of property and roof it is
- Photos of the roof, taken safely from ground level or a window
Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, call 07833 053749 or use the contact form.
Should I look at the roof myself first?
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
When you need someone else
Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:
- Asbestos testing of any kind
- What’s under the slates, tiles or felt
- Walls, floors and services below the roof
If in doubt, call 07833 053749 or send us an email and we will recommend the right survey. What a survey covers and does not.
What we check
- Chimney stacks
- The roof space
- Flat roofs
- Lead flashings
- Natural slate
- Ridges, hips and valleys
- Clay and concrete tiles
What happens on the day
We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take about one to two hours at a typical home, and more on a big or complicated roof. From the street, a London terrace normally shows only its front slope or parapet, so in Emerson Park we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, tell us who can let us into the shared parts.
- You get in touch with the address and anything you’ve noticed.
- We arrange a day that suits you, including weekends.
- We inspect from ground level, from windows, from the loft space and from the roof where safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- We email a photo-illustrated written report and recommendations.
Before we arrive
- Keep pets out of the way during the survey
- Check the loft hatch can be reached
- If you’re buying, check with the agent that we can get in
