Chimney survey in Emerson Park: what you get
A chimney survey looks at the stack and everything around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. Inside, we check chimney breasts and the stack in the loft where it’s safe to reach. The findings come in a written report with photos and recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. If you’ve noticed frost-damaged brickwork on the stack and disused chimneys trapping moisture, a survey will tell you what’s going on, whatever the roof.
London has Victorian and Edwardian terraces in almost every borough, frequently with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Good slates can last over a hundred years, yet the nails frequently give out first and let slates slip. In Emerson Park, as across London, that’s why a roof needs a proper look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a proper look too.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Why act early in Emerson Park
If a stack seems to lean, don’t leave it. Our survey records it and says when a structural engineer should look at it, so you can decide what to do next. In Emerson Park, as in much of London, water from a roof defect can reach a neighbour’s home as easily as yours: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Dealing with it early is far less disruptive.
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, with VAT included. We can help you choose the package that fits what you want to find out.
Why book with us
- 5,000+ roofs surveyed
- A sub-250g drone, flown with a CAA Flyer ID and Operator ID
- 98% customer satisfaction
- Weekday and weekend surveys
Checking the roof from the ground
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.
What we cannot see
We only report everything that’s safely in view on the day, so there are some things a survey cannot cover:
- A structural engineer’s assessment
- Hidden sides of a shared stack
- Whether the flue is safe to use
If in doubt, call 07833 053749 or drop us an email and we’ll point you to the right survey. The full list of what we check.
What this survey covers
- Chimney breasts
- Brick chimney stacks
- Chimney pots and cowls
- Lead flashings
- Flaunching
- Shared and party-wall stacks
Signs you need a chimney survey in Emerson Park
Many chimneys are no longer used. If a stack is capped or blocked without ventilation, moisture can build up inside. Damp patches can appear on chimney breasts even when nothing is leaking.
A survey can pick up problems such as:
- Bricks with flaking faces
- Cracked or missing flaunching
- Gaps where the stack meets the roof
- Signs that a stack is leaning
Trees in and around Haynes Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.
Questions to ask before you book
- What experience they bring
- Their drone registration, if they fly one
- Whether the inside of the roof is included
- Which parts of the roof they’ll actually see
Local roofs in Emerson Park
About 1.2 miles north-west lies Hare Hall, a reminder of how long the area around Emerson Park has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
If you run a business near The Mercury Mall, a dated report on the roof is useful for planning and for any lease discussions. The streets around a church such as All Saints are often among the oldest in a place, and if yours is one of the older homes nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Common questions in Emerson Park
Does a conservation area affect roof work in Emerson Park?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Do you survey roofs for landlords with property near Emerson Park station?
Yes, landlords and agents are among the people we work for. Just call 07833 053749 or use the contact form with the details.
Does the report include photographs?
Yes. The report includes photographs of what we found, so you can see each point for yourself.
Do you carry out surveys on Saturdays and Sundays?
We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.
Is this an asbestos survey?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.
How do you inspect a chimney without scaffolding?
We use safe viewpoints rather than climbing onto the stack. Where it applies, our Premium Survey adds a drone inspection for a closer view. The report is clear about anything that couldn’t be seen.
Will you check the chimney is safe to use with a fire?
No. Our survey covers the outside of the stack and the roof around it. For the flue, you’ll need a sweep or, for gas, a Gas Safe registered engineer.
How the survey changes by roof type
Brick stacks
Most chimney stacks are built of brick, with mortar joints that wear over time. We check the bricks for spalling and the joints for erosion.
Chimney pots and cowls
On redundant flues, we check how the pots are capped. Capping without ventilation can trap moisture.
How the survey works
It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit normally takes about one to two hours at a typical home, and more on a big or complicated roof. In a London conversion, the way into the loft space is often from a communal landing or the top flat. If that applies to your building, it is useful to agree access with the neighbours or the managing agent first. Otherwise, the visit in Emerson Park runs like any other.
- We go through the chimneys, any damp and any work done on them.
- We look at every stack from wherever it can safely be seen.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- Inside, the chimney breasts and the loft are checked for damp where there is access.
- The report, with photographs and recommendations, is emailed to you.
Before the survey
- Have any questions written down, so nothing gets missed
- For flats, check roof access has been agreed
- Move anything stored under the loft hatch
