Chimney survey in Hoxton: what you get

Many homes have chimneys that are no longer used. Even when it isn’t used, a stack has to stay weathertight. Capping a stack without ventilation can trap moisture and lead to damp inside. Our survey looks at how each unused stack has been capped and checks the breasts for damp. The report sets out what we found and what we recommend. We survey flaunching, chimney pots and cowls and shared and party-wall stacks, and common reasons people get in touch are eroded joints in the brickwork and spalled or crumbling bricks.

London has a great many flats in converted houses and purpose-built blocks, where the roof is normally a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up, in Hoxton as anywhere. A defect on a shared roof can reach more than one flat. With a written report and photos, everyone can plan from the same facts.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Local roofs in Hoxton

About 1.4 miles south lies Mansion House, a reminder of how long the area around Hoxton has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Many homes in inner London are Victorian and Edwardian terraces, frequently with Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in Hoxton is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

For an older house near a landmark such as Church of St Anne with St Columba, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you look after a shop, office or commercial unit, for instance near Hackney Walk, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

What a chimney survey does not cover

In fairness, there are limits to any roof survey:

  • Whether the flue is safe to use
  • What’s inside the brickwork or behind render, without opening up
  • Structural calculations for a leaning stack

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. What a survey covers and does not.

What we check

  • Shared and party-wall stacks
  • Flaunching
  • Chimney breasts

  • Brick chimney stacks
  • Chimney pots and cowls

Prices for chimney surveys in Hoxton

All our prices include VAT. The things that change the price are:

  • The shape of the roof and its details
  • The number of roofs, including extensions and garages
  • Commercial roofs and larger buildings
  • Building height and the viewpoints available

For a price for your roof in Hoxton, call 07833 053749 or drop us an email with the address and a few details. The price is agreed before a date is set.

Getting in touch

These details help when you get in touch:

  • Pictures from the garden or a window, if you have them
  • Why you want a survey: buying, a leak, a storm or new work
  • Any deadline, such as an exchange date
  • Where the property is, with the postcode

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To send them or to book, ring 07833 053749 or drop us an email.

For landlords and managing agents

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or drop us an email.

Letting agents can arrange access with tenants. Surveys run on weekdays and at weekends, which helps when tenants work during the week.

Signs you need a chimney survey in Hoxton

The flaunching on top of a stack holds the pots in place and sheds water. Cracked flaunching lets water in, and each winter makes it worse. In time, the pots can become loose.

We are often asked to look at:

  • Unused flues sealed without airflow
  • Flashings pulling away from the stack
  • Mortar washing out of the joints
  • Staining on walls around the chimney

Trees in and around Shoreditch Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

Before booking any roof surveyor

  • How long they’ve been surveying roofs
  • Their drone registration, if they fly one
  • What insurance they carry
  • Which viewpoints they use to see the roof

Hoxton questions

Do you survey roofs for landlords with property near Hoxton station?

Yes, rented property is part of what we cover. You can ring 07833 053749 or use the contact form with the address and some details, including who will give access on the day.

Will parking be an issue for a roof survey in Hoxton?

Sometimes, yes. If Hoxton has controlled parking where you are, a visitor permit is the easiest answer.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Mention it when you contact us and we’ll plan the survey around it.

How fast do I get the report?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

What will the report tell me?

Written findings with photos, covering the condition of the chimney stack, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

What does a chimney survey cover?

The whole stack, as far as it can safely be seen: pots, cowls, flaunching, pointing, bricks and flashings. We also note leaning, redundant stacks and damp inside.

Is it a problem to have an unused chimney?

An unused stack still needs to stay weathertight and ventilated. If it is capped without ventilation, damp can build up inside. We check how it’s capped and its condition, so you can decide with a builder what to do.

What happens if roof problems are left?

Loose pots and bricks on a stack are a safety concern. A survey picks them out so they can be made safe by a suitable contractor. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

How it works

After the inspection, everything we found is written up in a report with photographs. On timing, it usually takes an hour or two at a house, as part of a look at the roof around the stack. In converted houses and mansion blocks, the loft hatch is often on a shared landing. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Hoxton runs like any other.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. The stacks are looked at from ground level, from windows and from other safe vantage points.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
  5. We send a written report with photos, the defects found and what we recommend.

Before the survey

  • Have any questions written down, so nothing gets missed
  • Agree roof access with the managing agent if it’s shared
  • Tell us where we can park nearby
