Thermal Roof Survey in Hoxton
Thermal roof surveys in Hoxton, backed by more than 20 years’ experience. Every survey ends with a written report and photos.

- Water getting in at parapets and stacks
Thermal roof surveys for homes and businesses in Hoxton
We present each thermal image next to a normal photo of the same area, making it clear where on the roof each pattern is. We explain what each pattern may mean, what the moisture readings found and what we recommend. With a Premium Survey, the report reaches you the same day. If you have questions, the in-person consultation gives you time to go through them. A follow-up 12 months later is included too. We are frequently asked to look into ceilings that feel colder in places and wet insulation beneath the membrane, across insulated roof spaces, ceilings below the roof and loft conversions.
Flying in London takes more checking than most places: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Before a drone goes up in Hoxton, the address is checked against all of them, and permission is never taken for granted.
The report works through the roof section by section, from the main slopes down to the gutters and outlets. You’ll see the good as well as the bad.

Different roofs, different checks
Loft insulation
Heat loss shows most clearly when it’s warm inside and colder outside. We explain in the report how the conditions on the day affected what we saw.
GRP fibreglass roofs
GRP roofs are laid over timber boards, so trapped moisture can affect the deck. Thermal imaging can suggest where that may be happening.
How we price thermal roof surveys
We confirm the exact price before you book. This is what makes a difference:
- If the survey needs thermal imaging or a drone
- House, block, shop or office
- How many separate roofs there are, such as extensions, dormers and garages
- Basic, Standard or Premium
Prices quoted always include VAT, and the report is not charged as an extra. Prices start from £400, including VAT. Where your roof sits in the range depends on its size, height and access.
What we need to know
A few details help us recommend the right survey and price. When you contact us, it helps to mention:
- Whether there is a loft hatch, a shared roof or tricky access
- The reason for the survey, like buying, a leak or storm damage
- Any deadline, like an exchange date
- The kind of building and roof involved
Our phone lines are open seven days a week. For a price or to book, ring 07833 053749 or send us an email.
What we’re asked to look at in Hoxton
Unexplained damp is one of the main reasons people ask for thermal imaging. A leak may start well away from where the stain appears. Temperature patterns can help narrow down where to look.
Typical things we are asked to look at include:
- Missing or slipped insulation
- Damp where roofs meet walls and chimneys
- Stains that keep coming back
- Ceilings that feel colder in places
If yours is one of the older homes in the streets near Church of St Anne with St Columba, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view by drone or thermal camera helps.
Choosing a roof surveyor
- Which viewpoints they use to see the roof
- Whether the price includes VAT
- When you’ll get the report
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

Before and after the survey
Small things make a difference. Some pointers:
- Do not switch the heating off before the visit
- Let us know where and when you’ve seen damp or stains
- Keep the report to compare against after any repair
- Keep dated photos of any marks on ceilings
Where a pattern can’t be confirmed, the report says what could help, for example electronic leak detection or a roofer opening up a small section.
Have small defects in the covering fixed early. Once water gets under a membrane, it can travel far before it appears inside.
Your questions about thermal roof surveys in Hoxton
Can you fly a drone over a roof in Hoxton?
That depends on where the roof is and on the weather. Hoxton is about 2 miles from the restricted area over the City of London, where drone flights need permission from NATS. If a roof falls inside it, we apply for permission before flying, and the flight only goes ahead if it is granted. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. The flight also waits for calm, dry weather, and the rest of the survey does not depend on the drone.
Is my home in Hoxton listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Will the camera show exactly where the water is?
The camera does not see water itself. Wet insulation holds heat longer than dry, so it can stand out, but we check each finding with moisture readings.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. We look at the parts we are given access to.
Can you give me structural calculations?
No. Our survey is not a structural engineer’s report. If we see signs that need an engineer’s opinion, we’ll recommend one.
Can you use a thermal camera on a sloping roof?
On pitched roofs, the camera can point to heat loss and some damp patterns. We explain what the images can and can’t tell you, and we check them with a visual inspection and moisture readings.
Will the survey show heat loss through my roof?
The camera can point to heat loss and gaps in insulation. The survey is not an energy rating or a heat loss calculation, but the report shows where to look more closely.
How it works
After the inspection, everything we found is written up as a written report with photos. On timing, most surveys take about one to two hours for most houses; commercial roofs usually need 3–4 hours. In Hoxton, as in much of London, a good many properties are flats or terraces without side access, so the back of the roof is often seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us when booking.
- We start by discussing the roof, any signs of damp and how the weather may affect the images.
- The roof is inspected visually from safe viewpoints.
- We take thermal images of the roof to pick up temperature patterns.
- Areas that look unusual on the camera are checked with moisture readings where possible.
- The report sets out the images, what they suggest and what we recommend.
How to prepare
- Keep pets in another room
- Show us where any leaks or stains appear
- For flats, make sure roof access has been agreed

Honest limits
A survey is a proper look at the roof, but it cannot do everything. Its limits include:
- Reliable images in rain, strong wind or on a wet roof surface
- Structural calculations, which need a structural engineer
- Proving moisture from the images alone
If you’re not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. What our survey covers.

What a thermal roof survey looks like in Hoxton
The wider area around Hoxton has a long history of building, with Mansion House about 1.4 miles south. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Older coverings on steep or tall roofs are hard to judge from below, so close-up photos from the air and thermal images help.
For a London address like Hoxton, it’s useful to know about controlled parking before the day. Shop and office owners around Hackney Walk may find that large commercial roofs are often easiest to see from above or with a thermal imager.
