Thermal roof surveys in Kingsland

How a thermal roof survey works in Kingsland

What a thermal camera can show depends a lot on the weather. A sunny day before the survey, a dry roof surface and little wind all help. Rain, a strong wind or heavy cloud can make the images less clear. We talk through the forecast when booking, and our report notes the conditions and how they affected what we saw. We are frequently asked to look into possible trapped moisture under a flat roof covering and stains that keep coming back, across pitched roof slopes, commercial roofs and insulated roof spaces.

In London’s terraces and conversions, roofs are packed close together, so privacy and neighbours matter as much as the view. We take care to focus on the roof we have been asked to look at, in Kingsland as anywhere. Mention access, height and anything unusual about the building when you book. Steep slopes, tall chimneys and rear additions are where the extra view helps most.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Airspace, weather and Kingsland roofs

About 1.1 miles east lies Sutton House, a reminder of how long the area around Kingsland has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Within a mile and a half or so of Kingsland there are several hotels, and hotels, like offices and blocks of flats, frequently have flat roofs. If you look after one, a large roof can be surveyed without guests having anyone working above them.

Anyone responsible for a site like Holy Trinity Church of England Primary School will know that a view from above covers a wide roof far faster than walking it. Kingsland is in London, so parking needs planning: let us know about parking bays, permits or a driveway when you book.

Kingsland is about 1 mile north-east of Hoxton, in Greater London. We carry out thermal roof surveys for homes and businesses in Kingsland. Across Greater London, we cover Kingsland and the places around it.

When to book a survey in Kingsland

After a repair, some owners want to know whether the roof has dried out. A thermal survey with moisture readings can show whether wet areas remain, given suitable conditions on the day.

A survey makes sense if you’ve noticed:

  • Areas of a flat roof that may hold water
  • Thin or uneven insulation in the roof
  • Ceilings that feel colder in places
  • Stains that keep coming back

If you run a hotel or guest house in or near Kingsland, a roof problem can mean rooms out of use, so it is worth knowing the roof’s condition.

Before booking anyone

  • What exactly goes into their report
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • How soon the report will arrive
  • Whether they hold professional indemnity and public liability insurance

What a roof survey includes

What you can safely check yourself

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Why get it checked now?

Wet insulation under a flat roof does not dry out on its own while the covering stays on. In time, it stops insulating properly and can damage the deck. Finding the wet areas sooner keeps the work smaller. A hidden valley or parapet gutter on a London house can hold water for weeks before anyone notices. When the stain finally shows, the damage underneath is often older than it looks.

What this survey cannot tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • What’s inside walls or under coverings, without opening up
  • An energy rating for the building
  • Clear results when the conditions on the day are poor

If in doubt, phone 07833 053749 or use the contact form and we will point you to the right survey. The full list of what we check.

What this survey covers

  • Ceilings below the roof
  • Loft conversions
  • Commercial roofs
  • Pitched roof slopes
  • Insulated roof spaces
  • Flat roofs

How the survey works

Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take about one to two hours for most homes, plus time to check any thermal findings with moisture readings. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when you book.

  1. We go through the roof, the problem and the weather expected on the day.
  2. The roof is inspected visually from safe positions.
  3. Thermal images are taken across the roof and, where there’s safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

Before we arrive

  • Have any paperwork from past roof work to hand
  • If it isn’t your property yet, arrange access through the agent
  • Point out any leaks or damp patches

Book a survey

If you’re buying, it is useful to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.

Advice

Kingsland questions

Can you fly a drone over a roof in Kingsland?

That depends on where the roof is and on the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.

Is my home in Kingsland listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Will the survey show heat loss through my roof?

Thermal images can suggest where heat is escaping and where insulation may be missing. We don’t give energy ratings or heat loss calculations, but the report shows where to look more closely.

What’s in the survey report?

A photo-illustrated written report, covering the condition of the roof, the defects we found and what we recommend, in order of urgency where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

Do you take photos of the roof?

Yes. The report includes photographs of what we found.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

Do you survey roofs on blocks of flats?

Yes, if whoever owns or manages the building agrees access. We check the parts we are given access to, and the report makes that clear.

What affects the price in Kingsland

Several things affect the price of a survey:

  • How big the roof is
  • Whether thermal imaging or a drone is needed
  • Features like valleys, chimneys, dormers and parapets
  • Extra roofs, like extensions, dormers or garages

Every price we give includes VAT, and the report is not charged as an extra. Prices start from £400, including VAT. Where your roof sits in the range depends on its size, height and access.
