About our flat roof survey in Kingsland

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. If you are worried about pools of water lying on the roof and loose or cracked edge trims, we can find out what’s behind it, on EPDM rubber, single-ply membranes and upstands and outlets alike.

Commercial and residential blocks across London frequently have big flat roofs with plant, rooflights and access walkways. Each pipe, upstand and fixing through the covering is a possible weak point. For a building in Kingsland, access is agreed with whoever manages the roof before the visit. Rooflights, plant supports and pipe entries are common places for a membrane to fail.

Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that’s said too.

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.

Different roofs, different checks

Single-ply membranes

On single-ply roofs, the welds between sheets are the key detail. Seams, corners and the details around outlets and upstands get a close look.

Felt and built-up roofs

Many extensions, garages and dormers have a felt roof laid in layers. We look for blistering, cracking, split laps and worn mineral surfacing.

Your questions about flat roof surveys in Kingsland

Is my home in Kingsland listed or in a conservation area?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Can parking be tricky for a visit in Kingsland?

It can be, so it helps to let us know about permits, visitor bays or off-street space when you book. The visit is then planned around what’s available.

How many surveys have you done?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Can you survey any kind of flat roof?

Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. We record what the covering is and how it is holding up.

How long does the survey take?

That depends on the size and shape of the roof, but most surveys take between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. The report is sent afterwards by email.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Is it a structural engineer’s report?

No. We are roof surveyors, not structural engineers, and it doesn’t include calculations. We’ll recommend an engineer if we see signs that call for one.

Practical tips

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Keep people off the roof unless they need to be there
  • Check new fixings through the roof are properly sealed
  • Treat rooflights and old sheeting as fragile
  • Clear roof outlets and gutters each autumn

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, so you can talk the findings through.

Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.

Flat roof surveys around Kingsland

Historic houses such as Sutton House, about 1.1 miles east, show how far back building in the area around Kingsland goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Many homes in inner London are Victorian and Edwardian terraces, often with Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.

If you look after a building such as Holy Trinity Church of England Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. Shop and office owners around Hackney Walk may find that a flat roof over a business is out of sight and out of mind until it leaks. The streets around a church like Holy Trinity Church are frequently among the oldest in a place, and if your home is one of the older ones nearby, flat-roofed rear additions and dormers added over the years are worth checking.

Honest limits

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • A fixed date for when the roof will need replacing
  • Hidden layers beneath the covering
  • Areas we cannot see or reach safely, including fragile rooflights and sheeting

If you are not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer. What our survey covers.

What we do, step by step

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take between one and two hours for a small flat roof at home, and longer for a large commercial one. In a London conversion, the way into the roof space is often from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Otherwise, the visit in Kingsland runs like any other.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We check the roof from ground level, windows and the roof where it is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Before we arrive

  • If you are buying, let the agent know when we’re coming
  • Agree roof access with the managing agent if it is shared
  • Have any paperwork from past roof work to hand

Advice

Why act early in Kingsland

If you’re buying, find out about the flat roof before you exchange. Once you’ve exchanged, any work on the roof is down to you. A report gives you facts to put to the seller or agent. In a London terrace or conversion, a roof defect rarely stays your problem alone: failed flashings and blocked valley gutters can send water into more than one home. Dealing with it early is far less disruptive.

Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.
