Flat roof survey in Shacklewell, Greater London
Flat roof surveys in Shacklewell and the rest of Greater London. We survey on weekdays, Saturdays and Sundays.
- Outlets that hold water back
- Loose or cracked edge trims
- Cracked or split membrane
Leave it or get it looked at?
Caught early, a split or open seam in a flat roof is often a small repair. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. Surveying it now tells you where you stand. In Shacklewell, as across London, an overflowing gutter soaks the wall below. A blocked outlet ignored for a winter or two can mean damp walls inside.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The price for your roof depends on its size, access and what you’d like to know.

About our flat roof survey in Shacklewell
Flat roofs deal with rain in a very different way from pitched ones. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. We check the surface, the falls, the upstands and the edge trims, and we note any sign that the deck below has got wet. That way, defects are found before they reach the room below. We survey EPDM rubber, mastic asphalt and GRP fibreglass, and common reasons people get in touch are edge trims that have lifted or split and blistering in felt or asphalt.
Commercial and residential blocks across London frequently have big flat roofs with plant, rooflights and access walkways. Every penetration and upstand is a place where a membrane can fail. For a building in Shacklewell, access is agreed with whoever manages the roof ahead of the visit. Plant bases, rooflights and cable entries are all places where water can get in.
We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put by urgency where it matters.

Flat roof surveys in Shacklewell: local notes
There are several hotels within about a mile and a half of Shacklewell, and like offices and blocks, hotels often sit under flat roofs. If you look after one, a leak through a flat roof can put a room out of use. With Sutton House about 0.9 miles east, Shacklewell sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof.
For an older house near a landmark such as Church of St Barnabas, the joins between later flat roofs and the old walls are where problems usually start. Hotels and guest houses near Shacklewell can’t easily close rooms for a leak, so it’s worth knowing the roof’s condition.

Questions from Shacklewell
Is my home in Shacklewell listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Do you cover commercial flat roofs around Shacklewell?
Yes, commercial flat roofs are part of what we cover. Larger commercial roofs are quoted for the building.
How long will you be at the property?
It normally takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. You will then get the report by email.
I live in a flat. Can you survey the roof?
Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
What if it rains on the day?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we will talk to you about another date.
How much does a flat roof survey cost in Shacklewell?
Flat roof survey starts from £150, including VAT. What you pay for your roof depends on its size, height, access and the package.
Roof by roof
Rooflights and upstands
Rooflights, lanterns and upstands are where many flat roof leaks begin. We check how the covering is finished around each rooflight and upstand.
EPDM rubber
EPDM is a synthetic rubber membrane, frequently laid in a single sheet on smaller roofs. The survey looks at laps, edge trims, corners and signs of puncture.
What we are asked to look at in Shacklewell
Ponding keeps the covering wet and wears it faster. Blocked outlets, poor falls and a sagging deck are the usual causes. Leaves and silt from nearby trees can soon choke an outlet.
Signs worth acting on include:
- A sagging deck under the covering
- Water getting in at rooflights
- Blocked or damaged outlets
- Pools of water lying on the roof
Shop and office owners around Hackney Walk may find that flat roofs over shops and units are easy to forget until water comes through a ceiling.
What to check before booking
- What’s outside the scope of the survey
- What experience they bring
- How soon the report will arrive
- Whether you can ask questions once you have the report
What we can’t see
Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:
- Whether the deck or joists are strong enough
- Parts of the roof that are not safe to walk on or view
- An exact number of years the roof has left

What we do, step by step
Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, tell us when booking.
- We agree the roof to be surveyed, its use and any leaks you know about.
- We look at the roof from the ground, windows and the roof where it is safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- A written report with photos and recommendations is emailed to you.
Before we arrive
- Make a note of anything you’d like us to look at
- Point out any leaks or damp patches
- Have keys ready for side gates, garages or roof access doors

What you can safely check yourself
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
