Independent roof leak investigations in Shacklewell

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

How a roof leak investigation works in Shacklewell

Older homes have more places for water to get in. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. If your home has a butterfly roof, the central valley gutter is a common culprit in heavy rain. We check parapets, valleys and flashings from every safe viewpoint. The findings are recorded with photos. If you’ve noticed water marks that spread in wet weather and stains around a skylight, a survey will tell you what’s going on.

In converted houses and blocks across London, water from a roof can run a long way before it shows on a ceiling. That makes the source hard to pin down, and finding it matters for whoever has to deal with it. We look at what we are given access to in Shacklewell, inside and out. Let us know when the water shows, and in what kind of weather.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

For landlords and managing agents

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait.

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or use the contact form with the addresses.

How the survey changes by roof type

Chimney stacks

Chimneys let water in through pointing, flaunching, flashings and open pots. We check each one as far as we can safely see, and look for damp on the breast inside.

Valleys

A valley takes the rain from both sides of the roof. Split lead, cracked linings or slipped tiles let water in.

Roof leak investigations around Shacklewell

With Sutton House about 0.9 miles east, Shacklewell sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Close to the centre of London, a great many houses are Victorian or Edwardian terraces, many of them roofed in Welsh slate. Many have butterfly roofs draining to a central valley gutter, with parapet walls and gutters hidden behind them. Lead flashings, party-wall upstands and shared chimney stacks are typical of these houses, if yours is one of them. The covering and its details give the first clues when tracing where water is coming from.

Trees in and around Stoke Newington Common shed leaves that can end up in nearby gutters. If you own a rental within reach of Rectory Road station, a clear finding on where water gets in helps you brief a roofer straight away. Anyone responsible for a site like The Petchey Academy will know that a leak through a large roof is often found some distance from where the water shows inside.

Shacklewell: your questions answered

How do I find out if my home in Shacklewell is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you cover Shacklewell?

Yes, Shacklewell is within the area we cover. Our area covers London and the South East. Just call 07833 053749 or send us an email and let us know about the property.

What happens after the survey?

You’ll get the report by email, with photographs and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation.

Does the report include photos?

Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.

What’s in the survey report?

It sets out what we found, why it matters and what we recommend, backed by photos. It also says if any part of the roof couldn’t be seen safely.

How long does a roof leak investigation take?

Allow roughly 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. We will give you an idea of timing as you book.

Will you check the loft?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

How it works

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes between one and two hours for a house; commercial roofs usually need 3–4 hours. For a visit in Shacklewell, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from the ground, from windows, from inside the loft space and from the roof where it is safe.

  1. You pick a Basic, Standard or Premium Survey.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. The investigation works from the stain back to the roof.
  4. Where it’s useful and included, we take moisture readings and use thermal imaging.
  5. You get photos, the likely cause and clear recommendations.

What a roof leak investigation doesn’t cover

It helps to know what a survey will not do before you book:

  • A structural engineer’s report
  • The repair itself (the investigation finds and reports the cause)
  • What’s under the covering or behind the plaster

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What a survey covers and doesn’t.

What this survey covers

  • Flat roof details
  • Valleys and parapet gutters
  • Rooflights and dormers
  • Slate and tile slopes
  • Lead flashings
  • The roof space
  • Chimney stacks

You don’t need to know any roofing terms. It’s enough to tell us:
