About our roof leak investigation in Highbury

Most roof leaks start at a joint rather than the middle of a slope. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. We check each likely route and we follow where the evidence leads. Every chimney, dormer and roof light adds more joints to check. Each one is looked at from wherever it’s safe to see it. Common reasons to book are leaks below a flat extension roof and staining around the chimney inside, on rooflights and dormers, flat roof details and the roof space.

Water getting into a London home frequently comes from a detail you can’t see from the street: the valley gutter in a butterfly roof, a parapet gutter, a chimney flashing or the flat roof over a rear extension. Whether you’re tracing a leak or recording storm damage in Highbury, those are among the first places to look. A hidden gutter that overflows can send water a long way before it shows.

We keep jargon out of it: if work is needed, the report says so clearly.

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That’s where a survey comes in.

Wind, rain and roofs in Highbury

Sutton House, about 2 miles east, is one of the historic houses in the wider area around Highbury. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof. Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. Behind many of their parapets sit butterfly roofs and valley gutters that cannot be seen from the pavement. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Knowing the roof type helps narrow down where water may be getting in.

For businesses in and around places such as Hackney Walk, a quick answer on where water is coming in keeps a business running. For landlords with property near Canonbury station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. If you live in an older home near Christ Church, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.

Highbury questions

Is my home in Highbury listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you cover Highbury?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Do you need to get into the loft?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.

Does this replace a RICS home survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Are you structural engineers?

No. Our survey isn’t a structural engineer’s report, and it does not include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

Are you insured?

We hold professional indemnity and public liability insurance, for every survey we carry out.

What do I do with the report?

We email you the written report with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.

How we price roof leak investigations

Several things affect the price of a survey:

  • The number of roofs, including extensions and garages
  • If the survey needs thermal imaging or a drone
  • The type of building, from a house to a block or an office
  • Height and safe access

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. The price for your roof depends on its size, access and what you want to find out.

Helping us price your survey

The more you tell us, the easier it is to price the survey. When you contact us, tell us:

  • The reason for the survey, like buying, a leak or storm damage
  • The property’s address and postcode
  • Photos of the roof, taken safely from ground level or a window
  • Anything about access we should know

If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To send them or to book, call 07833 053749 or use the contact form.

What happens on the day

After the inspection, everything we found is written up in a report with photographs, emailed to you. As for time on site, it normally takes between one and two hours, more where the leak is intermittent or the roof is large. Many London properties are flats or terraces with no side access, so the back of the roof is frequently seen from upstairs windows, from inside or, where a flight is allowed, from the air. If the building has a managing agent or access rules, tell us when booking.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
  5. We email a written report showing where the water most likely gets in.

Related advice

Before and after the survey

A survey works best with a little help from you, before and after. Tips:

  • Tell us if there are tanks or pipes in the loft
  • Move stored items away from the hatch
  • Mention earlier attempts to fix the leak
  • Do not touch fittings that water is reaching

Once the work is done, hold on to the report. If water appears again, it shows what was found before.

Have flashings and flat roofs looked at every few years. Flashings, valleys and flat roof details are frequent weak points, and wear is easier to deal with before water gets in.
