Roof leak investigations for Newington Green homes and businesses

Roof leak investigations for homes and businesses in Newington Green

On older houses, leaks frequently start at lead work and hidden gutters. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. If your home has a butterfly roof, the central valley gutter is a common culprit in heavy rain. We check parapets, valleys and flashings from each safe vantage point. The findings are recorded with photos. If you are worried about ceiling stains that grow after rain and leaks below a flat extension roof, we can find out what’s behind it, whatever the roof.

Many London homes are well over a century old and their roofs have been patched more than once. Telling wear from a one-off event matters, because insurers usually exclude wear and tear. A careful look in Newington Green tells the two apart where the evidence allows. A written record with photos helps you explain what was found to whoever deals with it next.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What we can’t see

It helps to know what a survey will not do before you book:

  • Plumbing leaks that look like roof leaks
  • A promise to find every leak on a single visit
  • What’s under the covering or behind the plaster

If you are not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer before booking. What our survey covers.

What we check

  • Slate and tile slopes
  • Chimney stacks
  • Lead flashings
  • Rooflights and dormers
  • The roof space
  • Valleys and parapet gutters
  • Flat roof details

Rented homes, blocks and businesses

Questions from Newington Green

Does a conservation area affect roof work in Newington Green?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Is Newington Green in the area you cover?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Is there anything I need to do ahead of the visit?

Note when the leak appears and what the weather was doing. Move stored items away from the loft hatch. If water is near any fittings, have an electrician check them.

Does the report include photos?

Yes, every report has them. Each finding is shown in a picture where possible, so you can see what we mean.

Can you find a leak when it isn’t raining?

Frequently, yes. Leaks leave clues, like staining, damp timber and moisture in materials. Some leaks only show in particular weather, so photos and notes from when it leaks help a lot.

Are you insured?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Checking the roof from the ground

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

What happens if roof problems are left?

A small drip today can be a bigger leak after the next storm. Each storm can open a gap a little more. Tracing it now lets you plan the work rather than react to it. In a London terrace or conversion, a roof defect rarely stays your problem alone: a blocked parapet gutter or slipped slate can let water into the flat below or the house next door. Finding it early keeps the work smaller.

Our price is from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

What you get with us

  • Two decades and more of roof surveys
  • Independent findings on the roof’s condition
  • PI and public liability insurance

What we do, step by step

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes about 1–2 hours on an ordinary house, and more on a big or complicated roof. In Newington Green, as in much of London, lots of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. If the building has a managing agent or access rules, let us know when you book.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. From the roof space, we trace the water’s route where there is safe access.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
  5. We email a written report showing where the water most likely gets in.

How to prepare

  • Move anything stored under the loft hatch
  • Buyers: confirm access with the estate agent or seller
  • Make sure we can get to the back of the property

Roof leak investigations in Newington Green: local notes

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. From the street you may see only a parapet, with a butterfly roof and a valley gutter behind it draining to the back. In a house like that, shared stacks, party-wall upstands and lead flashings all need looking at as far as they can be seen. Knowing the roof type helps narrow down where water may be getting in. Sutton House, about 1.5 miles east, is one of the historic houses in the wider area around Newington Green. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

If you let a flat or house near Canonbury station, a tenant living with a leak needs the cause found, not just the stain painted over. If yours is one of the older homes in the streets near Newington Green Unitarian Church, old mortar, worn lead and slipped slates are the usual suspects when water gets in. For businesses in and around places such as Hackney Walk, water through a ceiling can damage stock and close a sales floor, so the source needs finding fast.
