Chimney surveys in Newington Green: local notes

Welsh slate on Victorian and Edwardian terraces is a familiar sight across inner London. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. Shared chimney stacks, party-wall upstands and lead work come with this kind of house. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Sutton House about 1.5 miles east, Newington Green sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

If you look after a building such as Newington Green Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. For businesses in and around places like Hackney Walk, knowing the roof’s condition lets you budget for work rather than pay for emergencies. If your home is one of the older ones in the streets near Newington Green Unitarian Church, its chimney, valleys and lead work are likely to be the parts that need attention first.

Chimney survey in Newington Green: what you get

If you are buying a home with chimneys, it is worth knowing their condition before you exchange. On older stacks, we frequently find cracked flaunching, loose flashings and worn pointing. You get photos and findings you can take back to the seller or agent. It complements a RICS home survey rather than replacing it. If you are worried about a stack that appears to lean and frost-damaged brickwork on the stack, a survey will tell you what’s going on, whatever the roof.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Good slates can last over a hundred years, yet the nails often give out first and let slates slip. In Newington Green, as across London, that is why a roof needs a proper look rather than a glance from the street. Lead flashings and shared chimney stacks on these houses need a close look too.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

What affects the price in Newington Green

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Roof area
  • Whether you choose the Basic, Standard or Premium Survey
  • Any need for thermal images or a drone flight
  • Commercial roofs and larger buildings

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, including VAT. We can help you choose the package that fits what you’d like to know.

Booking your survey

We will typically ask about:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Any photos you have, taken from the ground or a window
  • The address and postcode of the property
  • The reason for the survey, such as buying, a leak or storm damage

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, so call 07833 053749 or use the contact form with the details.

Roof by roof

Lead flashings

Mortar fillets are sometimes used where lead would usually be. They tend to crack, so we look at them closely.

Flaunching

Sitting at the very top, flaunching is fully exposed. The survey checks for cracking and gaps around each pot.

What we do, step by step

We work from the outside in: outside views come first, then the loft space if there’s safe access. In total, it takes an hour or two at a typical home, with bigger or more complicated roofs taking longer. In Newington Green, as in much of London, plenty of properties are flats or terraces without side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents as you book.

  1. We go through the chimneys, any damp and any work done on them.
  2. We check every stack from wherever it can safely be seen.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the loft space.
  5. You get a written report with photos and recommendations by email.

Before the survey

  • Let us know about parking near the property
  • If the roof is shared, arrange access with whoever manages the building
  • Keep pets out of the way during the survey

Booking a survey

If you have photos of the roof, send them over. Take them safely from ground level or a window; never climb up to get a better view. To get started, call 07833 053749 or use the contact form.

Checking the roof from ground level

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Gas safety checks, which need a Gas Safe registered engineer
  • Parts of the stack that cannot be seen safely or belong to a neighbour we cannot access
  • A structural engineer’s assessment

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you before you book. What our survey covers.
