Roof leak investigation in Kingsland: what you get

Flat roofs leak in their own ways. Common causes are splits and blisters, tired upstands and outlets that don’t drain. Standing water puts extra pressure on every weak point. We look at the roof surface and the ceiling below to narrow it down. Flat roofs over extensions, garages and dormers are frequent sources of leaks. An ageing felt roof is a frequent culprit. We survey chimney stacks, lead flashings and rooflights and dormers, and people most often book us about wet patches high on an inside wall and drips from nail tips in a cold loft.

In a London flat, water can travel some way before it shows, sometimes in a different flat from the one below the defect. Tracing it back matters, both for dealing with the cause and for any insurance claim. We check what we are given access to in Kingsland, inside and out. Tell us when the water shows, and in what kind of weather.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What a survey costs

Not every roof costs the same to survey, for these reasons:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Any need for thermal images or a drone flight
  • How big the roof is
  • The package you choose: Basic, Standard or Premium

Roof leak investigation starts from £150, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and which survey you book.

Getting in touch

Getting the details right at the start saves time. It is useful to include:

  • The address and postcode of the property
  • Why you want a survey: buying, a leak, a storm or new work
  • Dates you are working to, such as exchange
  • The type of building and roof, like pitched or flat

Photos help, if you have them. Take them safely from the ground or a window; never climb up to get a better view. To get started, phone 07833 053749 or send us an email.

Rented homes, blocks and businesses

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photos included.

With a portfolio of properties, you can book surveys for several addresses. To discuss a number of properties, call 07833 053749 or drop us an email with the addresses.

Roof by roof

Chimney stacks

Our chimney check is a visual inspection of the stack, and it is not a flue or gas safety check.

Flat roof upstands and outlets

Outlets drain a flat roof. When one blocks, water ponds and finds any weak spot. Outlets and the area around them are checked.

What a roof leak investigation looks like in Kingsland

Inner London’s Victorian and Edwardian terraces often have Welsh slate roofs. A butterfly roof with a central valley gutter, tucked behind a parapet wall, is common on these houses. If your home in Kingsland is one of them, lead flashings, party-wall upstands and shared chimney stacks are part of the picture too. Different coverings let water in at different points, which shapes where the search starts. About 1.1 miles east lies Sutton House, a reminder of how long the area around Kingsland has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead.

If you own a rental within reach of Dalston Junction station, a clear finding on where water gets in helps you brief a roofer straight away. If you live in an older home near Holy Trinity Church, old mortar, worn lead and slipped slates are the usual suspects when water gets in. If you look after a shop, office or commercial unit, for example near Hackney Walk, finding where water is getting in quickly keeps disruption down.

Should I look at the roof myself first?

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

What this survey cannot tell you

A survey is a proper look at the leaking roof, but it cannot do everything. The main limits are:

  • What’s under the covering or behind the plaster
  • Plumbing leaks that look like roof leaks
  • Whether rotten timbers meet design loads

If in doubt, call 07833 053749 or send us an email and we’ll point you to the right survey before booking. The full list of what we check.

Roof types and parts we check

  • Lead flashings
  • Flat roof details
  • Rooflights and dormers
  • Slate and tile slopes
  • Chimney stacks
  • The roof space
  • Valleys and parapet gutters

The survey, step by step

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes between one and two hours for most homes, though a hard-to-trace leak can take longer. For a visit in Kingsland, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. On the day, the roof is looked at from ground level, from windows, from inside the roof space and from the roof where it’s safe.

  1. We start with your notes and photos of the leak.
  2. Inside, we check the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Preparing for the visit

  • Let us know where we can park nearby
  • Have any paperwork from past roof work to hand
  • Make sure the loft hatch can be reached

Getting a price

A quick phone call is usually the easiest start: ring 07833 053749 or email us, and we will ask about the building and what you need. The price is agreed before a date is set.

Related advice

Kingsland: your questions answered

Do you carry out roof surveys in Kingsland?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Will parking be an issue for a roof survey in Kingsland?

London parking needs a little planning, so let us know about permits, bays or a driveway as you book. That way the visit can be planned around it.

Can you trace a leak in dry weather?

Usually, yes. Moisture detection shows where materials are damp even on a dry day. For leaks that only happen in certain storms, we report the most likely routes.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Can thermal imaging help find my roof leak?

It can, when the conditions are right. The best results come after a sunny day, on a dry roof with little wind. Wet insulation holds heat longer than dry, which can show up on the image. We always check what it shows with moisture readings.

Is it a leak or condensation?

Many apparent leaks turn out to be condensation. Leaks tend to follow wet weather and show in one place, while condensation is often spread out and worse in cold weather. We tell you which it is most likely to be.

Will you walk on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where it applies, and the report records anything we couldn’t see.
